Some friends and I are looking for a decent 4-bedroom apartment or townhouse that is generally near campus. Nearly every source says that Preiss Company sucks, so we'd like to avoid them.

Would prefer to find something in the general area of Avent Ferry/Gorman/Trailwood, but open to other stuff that isn't too far from campus.

Preferred price range: $300-350 per person


Anyone have any recommendations?

Lake Park.

It isn't as bad as some people on here make it out to be. Yeh, it was pretty bad years ago, but now, not so bad. Though, it's not the greatest place by far. But cheap, close to campus, and good management

I actually thought Lake Park was a Preiss place.

Huh. You happen to know what utilities they include there?

Lake Park i think was built by Preiss and many units there are owned and/or managed by Preiss. But some units are individually owned and you can rent directly from the owner.

There are a lot of four bedroom houses right behind Hillsborough street that are mom and pop owned. You'd have to drive by to get their numbers, but I bet there are some out there you would like

Lake Park is a condominium complex. Wilson Property manages it and rents many units. The other units are owned mostly by rental agencies or individuals who often rent out their condo. That being said, Preiss could own some units, but not the entire property. But I don't think I've seen a Preiss rental sign out here...

the people that don't think that Lake Park is sketchy, are, in fact, probably sketchy themselves.

I'll ask around to see if anyone I know lives in a place that's not Preiss. I lived in what is now Campus Edge (was Ivy Chase) for two years, and it was better than ok. I don't know if that's Preiss, though. I'd rate it somewhere around a 6 or 7, only because there were a few car brake-ins and one attempted assault while I was living there, and I got freaked out living on the first floor. It could be completely different now, though.

university commons is also managed by wilson but is a lot quieter than lake park

You can find a house for that kind of money without much trouble and you'll be in a much better situation than living in an apartment, Preiss or not.

I would not say it's quiet at U Commons. Lots of assholes playing loud music all hours of the night, people playing music so loud in their shitty cars I can hear it from my second story apartment, etc.

There are lots of low-income people who live here that are not students. Trust me, you don't want to live at U Commons. It used to be different a few years ago, now it's a shithole.

Yeah, get a house. There's a newish development that's pretty cheap near NCSU I thought. It's in trailwood hills or whatever it's called. I think I had a friend there who was paying $1050-1100/mo for a pretty nice 4br house. Might have only been 3 bath or something but who cares, it's an ideal location and filled with other students.

stay away from that area unless you are ok with partying all the time and no parking on weekends. if thats your thing its a great area, but not everyone likes that.

University commons has its upsides and downsides, all depends on the building, if you are on the ground floor, etc. I have had very little trouble here that could be aimed at the location, all of my issues here have been directly linked to a shady person sharing the apartment, or to neighbors who need help correcting the heavy metal deficiency in their diet.

If you like crackheads, assholes, and want to sharpen up your shooting skills, this is for you.

That whole section should be burned to the ground. Not ideal for student living, go farther out or hit up the properties just north of hillsborough if you want to be really close.

Champion Court has great management and location. They only have 2 & 3 BR's though.

trailwood heights down off of lineberry. majority of the places are privately owned, i know there's at least a few 4 BR in each building. i lived there over 2 years and was rarely annoyed by drunks/rednecks/students/etc. we had a 2 bedroom for $700 with basic cable, water/sewer included. it really doesn't (or didn't at the time) seem like a lot of people know about the complex, there were alway for rent signs up. plus there's a pool. so you got that goin for you, which is nice.

If you live in Champion Ct don't get one of the units that back up to frat ct. I was really happy to leave as soon as they tore down the trees and paved behind the complex because frat ct made it hard to sleep

I sublet in Wolf Creek last summer. I think it was about your price range, and I never had any problems with the management. I didn't notice too much sketchiness, either. The facilities were pretty decent. It's not as close to campus as some places, but their shuttle service was solid.

My main complaint about the place is that it is heavily populated with sophomores and juniors who are just moving out of the dorms and act pretty much like you'd expect. There's a lot of dumb, loud fuckers who don't know their limits when it comes to alcohol, in other words. But even that's not such a big deal. I prefer that to the meth dealers I normally live near.

Right now I live in a townhouse on Hunter's Club. I think they're all independently owned -- mine is run by Rhyne management, but none of the others are. Price range and location are in line with what you're looking for, and I've got no complaints about the neighborhood. Only thing is, I'm not sure if any of them have four bedrooms. Might be worth looking into -- I know several of them have "for rent" signs up lately.
