If you buy anything in that price range find out everything you can about the HOA. Check for pending assesments, is it well managed, are the dues reasonable for the amenities/maintenance? In this price range there is a good chance you are looking at some older units. If there are any pending assesments that you find out about it will be a good negotiating tool should you still decide to purchase. If you find that the HOA or management company is not managing the community well you may want to rule that community out. Once bad precedents are set in a community it is very hard to get rid of them.

Two Words....Driftwood Manor...I bought a condo there... 2 bedrooms for under 60k.There are a few places available there still ... My sis is looking to buy one there now....2 miles from campus off of western and near the melbourne rd exit ramp.look for listings under schaub dr., sandlin place, teakwood place.I just renovated my place, so its way nice, so you probably wouldnt want to pay what it would cost you.... but there are others there, and the neighborhood is way quiet and nicely landscaped.

I DON'T KNOW WHAT THEY ARE CALLED...BUT THERE ARE A BUNCH OF 2BR IN YOUR PRICE RANGE THAT ARE SHAPED LIKE MUSHROOMS BUT ARE PRETTY NICE ON DURALEIGH A LITTLE BIT UP A WAY FROM THE EDWARDS MILL INTERSECTION TOWARDS GLENWOOD....TRY THOSE

The mushrooms are called Mill Ridge. They are very small but the neighborhood is less sketchy than most anything else you will find in that price range. It is also a great location to invest in. (I would say moreso than what you will be finding in that price range in North Raleigh.)EDIT: There were about 7 of these for sale when I was looking a year ago. There are only two listed now. I think investors are snatching them up because of all the nearby development proposed. It really is a great location. Almost instant acess to 40 and the beltline. This unit is for sale. http://msweb01.co.wake.nc.us/realestate/Photo.asp?id=0134814&stype=addr&stnum=3212&stname=mill+run&locidList=1815&spg=1&cd=01&loc=3212++MILL+RUN&des=MILL+RIDGE+CONDOMINIUM+UN140&pin=0785555568[Edited on April 24, 2006 at 2:38 PM. well if $60k-$70k is too sketch then it can be morejust not over $100k, paying that much for a condo or townhouse is retarded

just not over $100k, paying that much for a condo or townhouse in raleigh is retarded
4/24/2006 2:36:35 PM
agreed...many of these newer places are asking around 120-130+ thoughlike the townhomes just built off creedmoor right behind circuit city--WHOA. i would only spend that much if i had spent most of my life living in a million dollar home, was retired and didn't want to do yard work for my remaining years
4/24/2006 2:46:14 PM
im obviously not looking for somewhere new (at least i would assume)there are places in raleigh that are affordable and not ghetto for under $100k
4/24/2006 2:52:36 PM
that is cheaper than a university whatever

I would much rather purchase a luxury townhome or condo than a mcmansion. However, I would be putting my money in downtown and not the suburbs.[Edited on April 24, 2006 at 3:07 PM. Reason : ]

I PAID 126K FOR MY TOWNHOME...BOY DO I FEEL STUPID

There is a Champion Court condo for sale, probably like 80k. It's the NCSU area though, (which is why it's so cheap.
4/24/2006 3:11:23 PM
Townhouses around NCSU have the weakest appreciaton history. It's still worth it to be so close to the bars though. [Edited on April 24, 2006 at 3:28 PM. Reason : ]
