it's a scam.
what they do is take over the payments on your house, BUT still keep it in your name.
so if they decide to default, it's only on you. most of the people who run that sort of thing can't afford good toilet paper, so getting you your asking price is silly.

They basically work as a foreclosure middle man (to avoid foreclosure).
They estimate what your home would get in foreclosure and get you that without going through the foreclosure process.

Well how else is one going to get a home sold in a few days? If a homeowner has more equity than debt on their home (from a foreclosure value standpoint), they allow that homeowner to cash out that equity out instead of losing everything in foreclosure.
For homeowners about to enter foreclosure (who have positive equity) there are not many other options, so those companies can take advantage of that.
They are the equivalent of check advance services. They are garbage, yes, but they exist because some people do not the ability to properly manage money.
