I have one room available in a brand new 2br condo that I am purchasing at 222 Glenwood (http://www.222glenwood.com/). Rent is $750/month and that includes fully furnished common areas. The only utilities are power and cable/internet.

I have the Brooks floor plan on the 2nd floor overlooking the pool, and you can see the floorplan at http://www.222glenwood.com/inc/pdf/brooks.pdf The room will be available August 8th. It includes it's own parking spot in a parking garage.

As for me, I am a 25yo male that works in sales in Cary. I am pretty laid back, and I enjoy going out with friends on the weekends.

Man those places are nice, I would jump on it if I could afford $250 more a month in rent

Seems a little steep. I know thats a prime location and probably a hefty mortgage and all....but still

maybe 750 all inclusive?

I'm not here to negotiate the price, but there some other factors to look into that save some money living here:

-there is no water bill, as it is covered in the HOA dues that I pay
-there is no internet bill, as it is covered in the HOA dues that I pay
-the power bill is lower for a new condo like this than almost any other place you would go considering the same amount of usage
-if you go downtown and take a cab a few times a month it is saving you another ~$50 or so.

The price is probably about right, but marketing it on a college message board is probably not the best route.

^I do not know what you are asking, as the link you provided me is not for my place.

I am charging market rate for rent, and what I pay for the place has no bearing on this.

^^ my question had nothing to do with the rent - i was just curious what the places were going for and instead of just asking you what you paid for yours - i looked up a listing in the same building and asked if it was pretty accurate based on the information you have on what yours was bought for

^ it doesn't - all that matters is what the market will pay - he could have paid 1million or 30k for it and if the market says you can only get $750/mo max. for the place then that's all you'll get in most cases

I'd say min 650 max 750. after living in san diego this is chump change and due to the location I'd be willing to pay.

no i am merely comparing that apt. its location and amenities and saying its in a decent price range.
San diego you are looking at 1800+ min for a 2 bedroom rent.

Sorry Omar...that price on the listing is correct. However, I bought mine preconstruction over 2 years ago, so I am in at a pretty good price.

ndmetcal....yes I do believe that what I pay for a place has no bearing on what my asking price for rent should be. However, I do believe that determining the market value for rent for a place will have a bearing if I buy a place that I plan on renting out.

You do realize the link you posted is for a 1 BR 1 Bath place and his is a 2 BR 2 Bath place. Therefore you're basically getting your own bedroom and bathroom and sharing common areas.

I think $750 is fair. The biggest problem IMO is going to be that most adults own more stuff than they can fit into a single bedroom.

if places rent for below market value the wouldn't that become the market value? some apartment complexes charge inflated rates above market value and use promotions and incentives as ways to get people in the door

Hmmm $750 is more than fair the mortgage is a nice chunk of change and the amenities are excessive.

I just bought one, and am debating whether or not to get a roommate. I'm also debating how long it's going to take me to get fired from going out every night.

As for other cities, a friend just got an apartment downtown in San Francisco for $4500/month. Not that I'm comparing the two but if you want to live in the middle of it in a nice place you have to pay.

The rent in a lot of the other condos downtown is closing in on $2000/mo for a two bedroom. I've gotten takers curious at $950. I imagine he'll find a roommate at $750.

i SERIOUSLY considered getting a place at 222 and they're super nice. i had to get a place to live before they were finished though and chose a new townhouse by Umstead park. this is a pretty awesome deal considering the prices of downtown real estate. whether downtown raleigh takes off as planned or not is a risk, but currently this is a pretty sweet deal for a place that nice.

plus ryan's a cool guy and i would assume he'd make a good roommate.

The lobby is really nice, I just checked it out in the actual building. I'm not regretting it yet.

the place looks kinda of cheap, personally. i mean, don't get me wrong its better than your typical college apartment or something along those lines, but its not what i would consider up scale. the woods are real hardwoods, there isn't any crown molding, the ceiling uses a style of tile that is typically reserved for basements, etc... there are much nicer condos in the area. 750 is what i would consider to be the absolute max, but then again i have taste and others don't.

You are probably going on what you saw in the old model. The actual units are real hardwood with tiled baths and the ceiling is different. You must not have asked too many questions.

It is all about location. If someone has one of the newer condos downtown and they are paying less than $750 then I would love to hear about it. These places don't go for that cheap.
