PM me if you need a place to hang your license only to collect referrals. no mandatory training classes or any of that BS. if you are not a full time agent and need a place to hang your license to keep it active and collect referral commissions, hollar at me.

a lot of people have real estate licenses who are professionals in other businesses who only have the license to collect referrals. most companies require you to jump through several annoying hoops to hang your license with them to do this, unnecessarily. the company I am with does not. its a pretty good deal.

collect what referrals?

most referrals i think of are to an agent to help someone buuy or sell a house...but if they're inactive they're not gonna help anyone do anything.

u saying i can get a real estate license and hang it in your office and i get free moola?

you can get MLS access through the company but you may have to pay for that....I am not 100% on that.

referrals work like this...you have an active RE license but you work in another profession full time. you dont have time to properly help out your friend who is trying to sell their house. you refer the friend to an agent you trust (usually in the office your license is hanging in) and that agent helps them with their transaction. that agent, in turn, pays you a referral fee for bringing him/her that customer.

This is not what I was expecting at all. Why would I need an agent's license to refer people to another agent?

I have known of a few people who kept licenses and might do a deal every year or two for a friend; usually just to make a little money on the side and save a little cash for their friends/family.

techincally, by law, an agent is not allowed to give a referral fee to a person who does not hold an active RE license. that agent can be disciplined by the RE Commission, and possibly lose their license.

the letter of the law is that someone without a license cannot collect a commission on the sale of real property (that isnt their own, obviously). referrals are a form of commission.

you can refer people all day long but it is technically against the law to collect a commission (referral) on that if you dont have a license or your license is inactive.

the law is there to protect the public. if it wasnt against the law to collect RE commissions, any jackleg who slept in a Holiday Inn last night could proclaim to be an expert in RE transactions and could really hurt some folks by not having the proper knowledge. the law creates the standard of having a license and the procedures/tests/accountability of that license to help people.

no different that a GC license or plumbing license or something like that.
