I am trying to relocate closer to my job and am selling my 1950's brick ranch located in North Durham with 2-car all brick detached garage. The garage is fully wired and also has water and heat and lots of storage in the attic. In my opinion the garage is the best feature of the house and the main reason I originally bought the place. The house has been pretty thoroughly updated and sits on a 1/2 acre corner lot. The neighborhood is in a great location close to downtown and I-85. It is an older neighborhood so it has big lots and a ton of large trees. It is mostly older people and families so it is really quite.

Hold up, how many electrical outlets does this house have in each room? Sometimes houses that look this old (no offense just speaking on age, not maintenance, great job!) don't have a lot of electrical outlets and its ANNOYING!

^ there are at least 2 outlets in every room...most rooms have one on every wall

You should count them, and specify the number in each room and how far apart are they (I think the standard for today is 10ft apart or you should always be within 6 feet of an outlet, something like that), because I lived in older houses and this is a pain.

^^ Just because he is asking that doesn't mean he'll get it. And it appears from the pics you get a decent lot and the detached garage probably adds a little bit more to the price than a similar sized home with a single door 2 car garage.

I sold my 1700 sq ft 2 car ranch built in 2001 for 175 last October and my interior didn't look nearly as nice as his.

I don't think 175 is outrageous for that home based on the pictures, but that doesn't mean I would pay it.

^ color is called "Windmill" it's Valspar and came from Lowe's...if you want the paint code I can get it.


Thanks for the comments...I wish I had some "before" pictures to post. The place was a dump when I bought it a little over two years ago. Tons of sweat equity and quite a few dollars later...

You're also getting a half-acre of land. You can't solely look at the square footage and price and draw such conclusions.

There are few comparably sized metro areas in the country that have lower real estate price than the triangle that aren't decaying (detroit, cleveland, etc.).

That is a nice place.

I'm interviewing for a job in Durham right now, so if this is still on the market in 2 months, you may be hearing from me. The size of the lot, close proximity to downtown and huge trees are a major plus.

Seriously? You folks think a house like that isn't worth that much?

You're going to try to lowball him and try to get a house like that for 150k...

A house with a 600 sq ft garage.

A house with a really healthy lawn, recent landscaping, a new deck, and an immaculate interior.

A house on a half-acre lot.

Alright, I'm tripping balls or something, because $128/sqft is not a bad deal for a house that's move-in ready with all these features.

^^ I'll try to add some pics of the bathrooms later. Both have new flooring, paint, and fixtures. The house doesn't have a fireplace so no pics of that.

^ The neighbors are awesome. Just a run down of my immediate neighbors;

To the right - Retired white couple, probably the best neighbors I have ever had. Always let me borrow whatever I need and also give me cookies and stuff around Christmas. They have lived in the neighborhood for over 30 years
To the left - Middle-aged white couple. Guy is a plumber and he helped me install a new garbage disposal and new kitchen sink. The womans parents built the house and she has lived in it her entire life.
Across the street - younger white couple with two kids I think. I have't talked to them much but we walk our dogs together sometimes.
Across the street on the other side - Middle-aged white couple with 3 kids. Guy is an electrician and is very nice and helped me out a few times
Behind me - Middle-aged black couple with two kids I think. Also very nice, I have loaned them tools a few times.
Behind me on the other side - Retired couple from Jersey. They don't get out much but when they do they always say hello and seem nice.

I would say all of my neighbors are a pretty good sampling of the entire neighborhood. Very quite and peaceful... definitely one of the better areas I have been in Durham!

FWIW, I grew up nearby and used to pass that house twice a day every day going to and from work. Yea its probably still an OK block but the surrounding area is going downhill.

I just got a call from my realtor and I have 2 offers coming in sometime this evening and tomorrow...I'm keeping my fingers crossed that they aren't both total lowballs...

1st open house still scheduled for next Sunday afternoon as of now...
