I have lived in this neighborhood. The parking is absolutely horrible, and on top of that if you try to park in the street, neighbors will try to have you towed. The streets are unfinished with no top layer of pavement to bring the utility/sewer covers in the street level with the road. I lived with a college buddy last year here, it is convienient to NCSU but other than that kinda blah. I'd also say that 1/5 of the houses inthe neighborhood were for sale when i moved out.

classifieds? definitely the highest dollar item i have seen on here. looks like a pretty nice townhouse. Too bad you upgraded everything and have to move now. Probably didnt get your money out of all of them.

You're asking for over 200k for a 1800ft. townhome with just a 1car garage?

You'll be lucky to get 170.

^ um, if you're drawing that conclusion based solely on square footage, you have no idea what you're talking about.

she won't get asking price, but recent sales in the same neighborhood show support for high 180s to mid 190s for the same size townhome.

Some people don't have the time or desire to cut grass, clean gutters, trim bushes, etc. Owning a home requires work just about every week. It's not exactly easy.

^you can pay people to do that for you, just like you do with townhomes. You do realize the HOA fees for townhomes are much higher don't you (because of the that)?

^^^There is more to that than just footage. The location and upgrades are the only reason I said it was worth that much. 180 might happen, but in this market people would be stupid to pay more than that.

iirc, most townhomes I saw had HOA fees in the $150/month range or $1800 per year.

Lawn care service for just the spring/summer/fall months at my house would be about the same price. That's not going to get my gutters cleaned, bushes trimmed, etc. It's also not going to put a new roof on my house, replace the siding, or paint it when those things are due. In addition, it does not provide me with access to a pool which is also not maintained by me.

HOA dues seem high when you take an "at-a-glance" look at them, but you really can't argue that the actual dollars spent don't scale in favor of the townhome/condo model. Sharing a roof, lawn, etc. with your neighbors should make things cheaper for everyone.

I wouldn't buy this townhome, but I'm not going to knock it when other people choose this lifestyle. I can certainly see the benefits.

There are definitely starter home neighborhoods all over raleigh that are not in the "ghetto" in that price range.

that looks like the inside of my friends new townhouse off of Yates Mill Rd. (@ tryon). it looks like the same layout. if it is, its nice. The pool is nice too, i went and got drunk there Saturday. little kid even let me play with his toy shark.

I would definitely recommend doing that soon. Fall usually has a burst of activity especially in proximity to NCSU. It is hard enough to sell a house right now without cutting out the 3/4 of sales that are co-brokered (buyer agent brings buyer).

Everything slows in the winter months (until spring) so wasting time now could really set you back. I think this fall is going to see a burst of activity due to the tax credit being "set to expire".

There are a bunch of low cost places you can list it with so you only lose 2.4% Definitely look into that before you bend over and take it in the ass from a normal listing agent.

Also consider that you'd lose $4kish by listing with an agent and lower the FSBO price accordingly.

my HOA fees are a lot less than pretty much everyone i know that live in a standard home. I live in a townhouse a couple miles from this one and the fees in a townhome HOA cover everything on the outside of your home. Siding, painting the rails, grass, hedges etc...power washing the home. I find this to be a much more relaxed way of life which is why I went with a townhouse vs. a standalone house.

about five years after the HOA is established good luck getting them to do any of that.

Just wait for the "special assessment" crap to start showing up once the place actually needs work.

I'll never own a place with a HOA, but that's just me and I want to be able to work in my garage at 1am without the neighbors being whiny little bitches about some noise.
