Got any stellar recommendations? I've got something of a rather tall order that I'm having trouble taking care of on my own.
I do not want someone who is going to tell me to go to their website, because I've been doing that already

Have you tried Atlantic Beach Realty? They handle a lot of vactioning rentals in this area.

I had a very pleasant time working with Sun Realty in the past. Kitty Dunes was alright as well (they priced reflected the lowered demand of rental houses this past summer... ie they weren't trying to charge an arm and a leg for a rental), but I did enjoy Sun Realty.

Sun was the first realty company I called. The guy I spoke with was fucking worthless.

^^By southern outer banks, I mean the buxton/hatteras/avon area. Oak Island area will be my second choice.

You're going to find worthless people everywhere you call. Most of the time they're there to answer dumb questions. If you're looking for a house, go online, find one you like within your price range, check and see if their rental contract isn't total garbage, and go with it. The basic experience will be the same. At least Sun gave me some shit when I checked in that I would have had to go out and buy otherwise.
If you have a special request, find a place you like, call and see if they can accommodate you, and move on if they can't. The rental companies are mostly there to give out keys and organize the cleaning.

It's not just one house that I'm looking for...hence the desire to talk to someone at a company who knows their rental offerings.

You wanting Hatteras Island? Surf or Sound and Hatteras Realty are some very good companies down there. Outer Beaches as well.


My customers Friday night had a horrible experience with Sun Realty because the house wasn't cleaned and when the person came (back?) to clean it they said they had worked all day and would get the windex so the family could clean the house.

every house i've stayed in that was managed by Sun Realty has always been clean and fabulous...so I disagree.

i'm partial to carolina designs...they have houses down in hatteras etc....

Carolina Designs doesn't go that far south. They stop in South Nags Head.


I, too, haven't had problems with Sun Realty in the past but this is what happened for this family last weekend.

The farthest south CD gets is ~4 miles from the Oregon Inlet Bridge, not on Hatteras Island. The Cape Hatteras National Seashore stretches up into Nags Head.

I'm not looking for a 'oh, this company is good' general recommendation.

Presumably, part of the money they take in is for their familiarity with the properties they manage. So, I want to be able to call, and access that knowledge, instead of the DIY route of using 300 tabs and 14 rental company websites to find properties that accommodate the requests and needs of 30+ people.

Kind of:

Since we eloped, everyone is all about when the proper reception will be (his family, for the party aspect, for my family, so they can celebrate together?). Instead of that, we're just gonna have two houses at the beach for the two families and really close friends. Family vacation, instead of a reception.

ok, I've photographed tons of events like that. Depending on what you actually want, using a tent or just the area around the pool, there are some houses down on Lighthouse Road in Hatteras Village that have a good bit of area to spread out in the front and back yard. These are all oceanfront homes that I've been in so you'll have great views from the living room as well. The oceanview homes aren't as nice, but still a possibility. Ocean View Drive in Avon and Colony Drive in Salvo are other areas where I've had receptions take place, but Lighthouse Road has the nicer homes and lots.

I know this isn't helping a lot, but should let you weed out a lot of crap.
