I think my house may need to be bulldozed and replaced.

Super happy fun HVAC time. I'm glad the house I'm renting (hoping to buy soon or next year) has a proper new HVAC setup.

In the last six weeks I have had two bursts in my plumbing, the ice maker line that has not ever worked since I lived here mysteriously start putting out water even though it had never worked and was not hooked to anything. Then the meter box had a terminal go bad that cost a shit wad of money too, and required an after hours electrical inspection that also cost a shit wad of money.

what are we looking at in that picture? Something inside your house?

The frozen bits are normally on the coils outside - and as suggested running the heat for 15 minutes or so usually gets it back to normal.

Remember to wait 5 minutes or so before switching between heat/cool.

If the coil freezes up that's a sign the unit is low on refrigerant.

Also, why the hell are you using your AC right now?

You either have a coolant leak or air flow is compromised.

First things first. Turn the system on to JUST fan. Run it, and the pipe will defrost in half an hour or an hour.

Next, check ALL your filters, they may need replacing or cleaning, dependent upon what type you have. A previous occupant may also have put hypo-allergenic filters in (sometimes these are WAY to restrictive for some systems). You may just want to run the a/c w/out any till you get new ones or clean your current ones.

If you still have freezing issues, or your air flow is with out restriction, you may have a coolant leak. If that's the case, call a repair guy.
