air conditioner is two years old, and the outside part stopped working...called teh landlord and said "my air conditioning is broken, can you send a repairman?" her reply, "your grass is looking like you need to mow it." I just mowed it 3 days ago! You didn't even look! You apparently CAN NOT hear a request for maintenance without siting something wrong on my end...Yes, I know it costs money, THAT's WHAT RENT IS FOR! otherwise I'd just live in a fucking tent. GAWD!

That's why you don't rent from individuals. At least corporate rental agencies will tell you they're sending someone out when they're actually not

i didnt realize fully the level of scum i am dealing with - i dealt with realty company to rent it, so after the lease was signed they said all further issues are to be directed at the landlord...the house is great for what and where it is, I don't want to move, I just want my A/C fixed. It is (i think) a requirement for A/C to function in a rental, and if it stops working, the landlord has to take care of it in 24 hours from being notified...I really don't want to, but I am drafting a letter to send certified mail so she has it in writing, I can prove it, and if she doesn't comply voluntarily I can report it to the inspections office, or take her to court worst case.

^ AC not required unless specified in lease.
It looks like if AC is initially present, it must be maintained.

when you spoke with her did you tell her you had just mowed? I would tell her you plan to mow after this weekend's rain/hurricane but meanwhile you do need the A/C to be fixed. I wouldn't resort to a certified letter yet, keep being nice until it's at desperate straits.

if the fan outside stopped working then you likely just need the capacitor replaced. This is a simple and common repair that the landlord should NOT be bitching over, especially considering the damn thing should be under warranty!

got it repaired - the plug the condensation overflow pump was plugged into had tripped - power surge, storm, etc. is most likely the cause.

that's beside the point...she does this everytime something might cost her money.
