I would save approximately $12.5k and turn a profit of $4380 from rental income (although I'd write off most of that income in the form of upgrades/repairs.)

I would love to have my home paid for.

Why do home value increase over time while everything else depreciates with age?
In other words, as a home is used and worn, the price increases.
This is not natural and it's killing America.
A home that is 20 years old should not be worth more than the house when it was brand new.
Can you imagine buying a 20 year old car for a higher price than when it was brand new?


When things don't add up like that, someone is taking advantage of you. (government and banks)

Nah, because utilities is something that I think is priced fair and utilities only cost you what you use, so it's a controllable expenditure. Unlike houses, if you don't use your house for 20 days, you still pay mortgage, but don't really pay utilities.

Home value doesn't increase due to age.
It increases due to location and proximity.
If an interstate goes up along your property, it will decrease in value.
If your neighbor don't upkeep there property, your home will decrease in value.
If your school district increases in state rankings, your home value will increase.
If your area becomes more attractive to potential buyers, you home's value will increase.


It does not naturally increase because it gets older.

About $20K. But I'm still renting out a room, so takes is to a little over $12K. Spend about $5,500 on the office rent.

Kind of "eek!" at spending $25K/yr just for a place to live and work.

My second thought after that was, "I must be doing alright if I can afford that and still live a semi-comfortable life."

I don't mind the living cost because my house is nice and I love it. As for the office...it's actually dirt cheap for my location and size. Plus all my utilities are included.

So my value is good...but it's still a big lump sum (to me) when you see it like that.

Just looking at straight mortgage, we'd save about $13,000. But obviously that isn't a realistic answer because we'd have to get into comparing the fact that I get to write off the interest and taxes now versus the fact that I would still pay for HOI and taxes if my house was paid off.

You really are doing alright if you make enough money to cover your rent and live comfortably. Can you support a wife with kids without her working, comfortably, and save for retirement while working only 40 hours a week?

I date a girl who is a teacher in one of the lowest paid (if not THE lowest) states in the country and we pretty much live like a married couple. So I could support her easily (and still save). I could comfortably support one kid right now...but would be tough (at this time), if she didn't work. My big spending is going out to nice restaurants. Having a kid would cut out that expense...which would then go to the child.

Also, my income is steadily rising. So by the time I have a kid or two, hopefully I would be able to support them and then some.

Yea, one of my wife's degrees is in education and she has her license. Here in SC, the teachers get paid terribly though. She got a random job at my company instead (that technically doesn't even need a degree, but her degrees helped her start out higher) and makes as much as she would in this school district if she had 15+ years of experience teaching. She pretty much decided to keep working here instead of being on the waiting list for an opening at a school close to us.

Depends. Sometimes as little as 25 (like this week with the ACC tourney one!!).

Sometimes as much as 60 if I've got a lot of shit coming to head at the same time.

But I probably average about 35. I'd like to work 50-60 a week...then I'd be making a shit ton more money.
