My wife and I are getting our house refinanced and want to get a few repairs done before the appraiser comes over. We've got a contractor we've used before who is wonderful, but he charges an arm and a leg for these small repair jobs. We're looking for someone who's good with exterior work, things like replacing some rotting deck/porch railings, replace 1 or 2 siding boards, repair some exterior door trim and painting the new work to match. We're not looking for cheap, but price is always a factor in the final decision. We just need someone reliable who does good work in a timely manner. We're looking at other sources like angie's list, yelp, etc. as well as friends, family, coworkers.

Thomas Noeldner tnoel374@yahoo.com had him recommended by a buddy when I needed to do some repairs post-home inspection for our buyers. he did a bunch of little things and cost about half of what I was expecting.

Pay the arm and leg. think about it: if you're not qualified, have a serious criminal record or mental disorder, or if you're just a straight up scammer, then what you do to find targets is claim to be cheaper and easier to work with. You work an area via craigslist and classifieds for a few months until the heat is on then you move on to the next town.TLDR: Pay the arm and leg.
