I am looking for someone to take over my lease at the townhouse I'm renting in Pleasant Valley. It's located at Glenwood and Millbrook. It's a great location and a great price. The townhouse was just remodeled right before I moved in (May 2011). You would be taking over my lease of $975/month which ends on 4/30/14 which you could obviously renew if you wanted. The only reason I'm moving is because I'm about to buy a house. The place would be available for you to move in on July 1st.

No garage. It's parking in a neighborhood of other townhouses. You have one spot dedicated to you which is right beside a guest spot you share with neighbors. There are plenty of other guest spots within 30ft of that one though.

Then why isn't it priced at and rented for that price already? That sort of comment has little to no weight when the product isn't actually moving.
I think you're $975 is actually a really good price point for this place from what I can tell.
Are they literally going to take over the lease, and your hands will be washed completely (no lease between you and the landlord)? If so, are you just posting here to help out?
Or are you trying to sub-lease it?
If so, I'm just being realistic in pointing out that this is what YOU owe the owner. That doesn't mean you can't rent it for less. Paying $150 month for breaking your lease early is a lot better than not renting it out and paying $975/mo.
Not renting it out for 2 more months would cost you $1,950 and 3 months would be $2,925.
Dropping the price $150 to get someone in there for the next 10 month (april leas end) costs you $1,500. That's actually saving you $500 vs. not renting it for another 2 months. Saving you $1,425 if it's 3 months. And it may take just lowering it $100, which would save you even more money compared to going on occupied. Because I'm assuming the owner is going to get their money either way.
I'm not meaning to point this out to other people. I'm just suggesting that you consider the big picture. I know you would like the rent to be fully covered by whoever moves in. But it is you who is in the contract and you're responsible for coming up with the rent no matter what (I'm assuming, as that would be the norm.). Better most of it is covered for all months than none of it for just a couple.

No this is someone taking over my lease (I walk away, my hands are washed clean and the new renter pays Wilson Property). My lease specifically says sub-leasing is not allowed.
The reason why it wasn't rented out for higher than $1000 was I was the first person to swoop in after the place was finished renovating whose background check was approved. 6/3/2013 9:14:11 PM |

^^Didn't think of Reddit, thanks. The leasing property will advertise it for a fee they don't really care if I have someone take over my lease or not. Somebody is on the hook to keep paying them.
^That is what the rent is for the lease. It's not adjustable.
