I know nothing recently, but that area was in my school district in high school. I liked the area a lot. The houses that I went in to were pretty nice. Most of the spoiled kids lived there because it was fairly new and upscale back then, as in late 90s. Louisburg is a little run down but you have a Super WalMart now and El Perrico. Mmmm. i've been told HOA/POA is about 600-700 a year.
I can deal with that. It's used to fund the police, repair roads, etc.

A family from my church lives there. They had a few of us over several years ago, so I am not sure if much has changed, but I doubt it. I had two impressions: 1)This is a neighborhood in the middle of BFE. If I lived that far out, I would want tons of land and not have my neighbor sitting on top of me. 2) There are all sorts of types of houses. There didn't seem to be a consistent style, or price range of house. So a 3k Sqft house could be sitting next to a 1200 sqft adjusted trailer home. my aunt and uncle used to have a place there in the 80s...
and when i say "place," i mean "camper"
my dad always said the road system there clearly had to be designed by a drink chinaman...

We've built about a dozen or so houses out there since the 90's. Theft is common in the area near the trailers and such, but you can drive 5 min to the back side of the lake and be in 1/2 Million dollar homes. The last house we build in there last year was a super modern $400K+ home.
Overall, like a previous poster mentioned...its an inconsistent neighborhood. Not a fan myself, but there are some really nice areas. 1/30/2014 7:35:31 AM |

^^ there is a neighborhood dump area - stay away from that. There is also a stretch of straight road they called the "drag strip" - everyone flies down it. Stay away from that. There is the campers as folks mentioned - stay away
