Hearing he’s gonna replace 75% of the lots around PNC to build the world’s largest Buc-ees. We cannot let this happen!

If they follow through and end up building decks around PNC, a bunch of people are gonna be pissed when they are no longer allowed to grill while tailgating.

“Dundon assumed the rights to develop the almost 80 acres around the arena when he purchased the team, but an authority consultant last year identified more than 17 stakeholders who had to sign off on the development of what is largely state-owned land. Dundon did not want to extend the team’s lease with the authority without that opportunity; the city and county did not want to allocate the renovation funds without a long-term commitment from the Hurricanes.”

Time to move the football stadium back to campus. Maybe put it where Harrelson was. They're basically the same size.

Only leaving 5 acres? That ain’t shit. The Googles Earths says there are currently ~35 acres of parking lot around PNC at Buc-eye’s

lol they're really gonna destroy tailgating to build 150,00 square feet of office space, 200 condos and a 5000 person indoor music venue. LMAO this is going to be so awful.

I'll say it again -- this is the stupidest damn thing I've ever heard. Reducing tailgating space by 7-fold is insane. Sure, the bulk of the tailgating happens around PNC and Carter-Finley, but I bet this ruins student tailgating.

I've always appreciated that NC State manages to mostly avoid our corporate overlords and haven't renamed our football stadium for a bank or something (see Wake Forest, whose stadium changed names 4x -- from Groves to BB&T to Truist to the mouthful Allegacy Federal Credit Union Stadium -- in <20 years) but this is possibly worse. You can always pull a Heinz Field and just ignore whatever ridiculous rename it gets, but it's hard to ignore the literal destruction of usable tailgate spaces.

So this is all the Canes' fault. TBH I don't care about them anyways. Gives me less incentive to now.

I mean is not far off, they already renamed Vaughn Tower to some dumbass bank name.

Also, Heinz Field was already named after a large corporation. Refusing to call it by a different corporate name would be like still calling this arena RBC Center.

Thought about mentioning Vaughn Towers but I was already getting long-winded as it was. That one's especially dumb because TowneBank's donation was literally the same as Vaughn's. Except 20 years later, so it was actually less if you account for inflation.

I acknowledge the irony in the Heinz Field comparison but I couldn't think of a better current example off the top of my head. (And I do know several people who still call it the RBC center, and even one who calls it the Entertainment & Sports Arena)

"The development will also affect Carter-Finley Stadium next door, as plans to overhaul parking raise concerns over how tailgating for NC State football as well as men's basketball and Hurricanes hockey will be affected. Gale Force will commit to setting aside five acres of land dedicated to tailgating and to replacing 95 percent of public parking displaced by the development. Corrigan also pointed out the already abundant parking around PNC Arena and Carter-Finley gives ample room to renovate and repurpose.

"We're fortunate here, we have north of 14,000 spots," Corrigan said. "When you look at 95 percent of those spots are going to be replaced on the PNC side, if you will, of the property. 50 percent of those will be surface parking. That leaves another 10,000 other spots that are out there. We've talked about this before, it's the best and worst problem in the world to have. We have unbelievable parking. As good a parking as there is in college football.

?
"We're going to lose some, it's going to repurpose, but we still have an awful lot of parking, and we have time.""

Hell yeah 5 whole acres!

I don't know what you want Boo to say. The city/state wanted the hurricanes to stay. The university had zero leverage here. But make no mistake, this will absolutely have a huge negative impact on nc state gameday experience.

People keep referencing Battery Park but I can't stop thinking about how well the "corporate vitalization" has gone on Centennial Campus. Everyone always has such good things to say about how full-of-life and vibrant it seems.

Sure, if you don't care about NC State football at all. Because while this initial phase may not encroach on the majority of football parking, Dundon has the rights to develop 80 acres of state owned land which includes more of that prime tailgating area. Plus the loss of parking (they're only required to replace 95% of spots with decks) means that student parking will inevitably be further limited along with increased prices for everyone else. We'll never go back to the glory days of the Trinity lots and trees. Now we'll have offices and parking decks! Progress!

On the plus side, this should ensure the end of pass outs sooner rather than later because there won't be anything to go out in the parking deck for.

there just isn’t much of an argument against development of that area unless your entire lifestyle is NC State tailgating

which is such a small thing in the bigger picture

Yeah, there are oodles of unoccupied / vacant office space around Raleigh, especially Morrisville. I've done field work in suites built 5+ years ago that have never been occupied.

Supposedly it's not all (or even mostly? idk anymore) office spaces, but a mixed use space with restaurants, retail, a concert area that's supposed to feature local bands and maybe even the marching band on gamedays and such. Could be a good thing.

But it's asinine to say that "there just isn’t much of an argument against development of that area unless your entire lifestyle is NC State tailgating." It's forcing the average fan who wants a typical tailgate experience out of their setup. They can wax poetic about leaving the space undisturbed, but I don't think most people realize just how little space 5 acres is. That's nothing. That's not even 4 football fields of space.

The ultra big-money donors remain unimpacted, or see it as an improvement. If you can afford to shell out bushels of money for the increasingly limited (non-deck, traditional) parking options, great, you can afford to do that. Or you see the new space as an improvement so you can booze and shmooze clients.

But if you're an average fan, you'll only be able to afford a deck spot, where you won't be able to grill, play corn hole, beer pong, or even just stand around and drink. The land around the stadium has been increasingly developed, so it's not even like you can just move your tailgate to a private lot next door or something.

As I said earlier, students will be hurt the worst by this. Gonna force kids to either pay big bucks for an Uber or wait 2-3+ hours on the Red Terror bus lines. And then what do they do when they get there? Hope some mega-donor invites them to a tailgate? I see nothing but negatives for all but the ultra-well-connected.

this was all in the original plan when the arena was originally built. the Hurricanes had a cheap owner who didn’t give a damn about the area and decided against development of any kind. it’s a happy accident that there has been tailgating there since the arena was built.

everything else is a bunch of words about 6-7 Saturdays a year. your memories of tailgating in your teens and 20’s won’t be erased by the development.

My intentions of actively tailgating in the future will be though.

Everyone saying crap like that obviously does not attend the games. And since we, the people who *do* attend the games, are the ones who get impacted the most, I feel like we have the most right to be vocal about it. Sure, 6-7 weekends a year, but I paid good money for my season tix / parking passes, and enjoy those weekends, as they are, a good deal. The prospects of enjoying them in the future are bleak.

Sure, I can augment my gameday experience by using the new retail spaces. Great, I get to spend 17 more dollars on a mediocre burger and fries while a band I didn't want to listen to plays. Cool.

Tailgating is everything to NC State football! We don't have a 75,000+ seat stadium to keep the fans loud and rocking, like Clemson or FSU. We don't have a campus-centric stadium to facilitate a tailgating atmosphere across the campus. UNCCH has a campus-centric stadium, but those wine and cheese guys are an exception.
Take away those dirt and grass lots and you put a serious damper on NC State football as a whole.

I mean according to their own press release it's 150,000 ft² of office space compared to 100,000 ft² of retail/restaurant, in addition to the concert venue/a hotel/200 overpriced condos.

But yeah this isn't going to hurt the basketball/hockey experience (i question whether it will actually improve it - i don't go to sporting events to go shopping or out to eat) as there's still tons of parking for those who wish to tailgate at those events. But this will 100% without a doubt be a huge detriment to the gameday experience of the average football fan. But i guess the poor billionaire has to make money somehow. Poor wittle baby.

Also there's no way that is going to be a venue for"local bands" when they say it's 5000 seats.

I may have missed it, so I could be wrong, but this new deal won’t affect the student lot, since that lot is owned by the state and not the Centennial Authority

from the N&O article:

https://www.newsobserver.com/sports/nhl/carolina-hurricanes/article278231738.html

Quote :
"There are almost 80 acres available for development that are currently surface parking lots or open land, an area that does not include any of the parking lots surrounding Carter-Finley Stadium to the south of the arena, which are controlled by N.C. State. The agreement obligates the Hurricanes to replace 95 percent of any surface parking spaces consumed by development, with half of that remaining surface parking and the other half in parking decks with a maximum of three levels. A five-acre “tailgating zone” would be protected on arena property closest to Carter-Finley."

https://www.newsobserver.com/sports/spt-columns-blogs/luke-decock/article278263993.html

It will affect it because the school is losing 5% of the paved lots for football parking. They aren't just going to give up that parking money. It will be replaced by taking it from the kids.

because we live in an area that is experiencing no population growth at all

the fact that Dundon will now be paying rent and has signed a contract keeping the team here hasn’t even been brought up yet

and that it’s being done without significant tax increases

those are all pretty fucking good things

Yay only 2000+ spots will lose tailgating ability!!!

But it's ok because the important people(with more money) have spots that are unaffected!

Obviously money isn't why they are unaffected, but it's why the people that make the decisions don't care. The big donors park next to the football stadium for football games. It's why the head of the centennial authority, who is also a football season ticket holder, hand-waived away any concern about football tailgating.

I’m old enough to remember looking down on tailgating in the ESA/RBC/PNC lot as being less than “real” tailgaters

I realized how dumb that was years ago, but am still able to find it comical that people are clutching their pearls over the new development taking over some of those sports
