^^I'd be happy to throw her a couple hundred bucks for her time because I'm not trying to dick anyone and I understand her time is valuable. I thought I did want something in North Raleigh or I wouldn't have hired her. ^ See if your current agent can "refer" you to your new agent, that might go more smoothly. The new agent can pay a referral fee like they would if you were moving out of the area.

A lot of sellers on here showing their sales prowess by posting 3/4 of their very few photos of the exterior, only a couple of the inside (those taken and posted sideways), on the few interior ones the room is also dark with the blinds closed and the lights off. They have all posted detailed ads too, included the pertinent info like the location of the house and price. Oh wait, they just said how many bedrooms it had and how they recently replaced all toilets. That price they posted has no actual research in it, but the toilets conserve water so add 10k.
Also lots of buyers on here. They want you to show them the house 3 or 4 times before telling you how their credit would be good if their significant other had not went to prison, so they really need a rent to own that allows all of their pets with no money down. Why would someone sell their home for less bc they arnt using an agent?
That sounds like the stupid thing someone would do who is selling their house by themselves.

I really like the agent we used. He didn't try to bullshit us like all the others did, and we didn't have to sign a contract until we put in the offer and he said if it didn't go through he'd release us from the contract if we wanted. Realtor contracts are a scam and do nothing to help the client. ncsuallday's situation is a perfect example. Agents have to realize that not everyone that contacts them will buy a house, but if you don't ever offer anything helpful to the clients you can't expect them to stick around. There were houses we asked our agent about and he said he didn't mention them to us because he had already shown them to someone else and it had X problems that would probably cost Y to repair so it wasn't a good deal. If I buy another house in the future and need an agent I will make sure to get one that deals almost exclusively with investment property because this guy didn't try to pressure us into a bad deal like we've seen happen way too many times to friends.
The only reason we used an agent is because we were looking for a short sale or foreclosure and those all get put on the MLS. 8/16/2014 7:59:06 PM |

Sold my house by listing for free on zillow back in march. Easiest thing ever. Printed off a NC Realtor contract from the web, helped the guy who was offering fill out the paperwork and did my part, and then we forwarded the paperwork to his lender and the attorney.
Seriously - easy as pie, and I saved 16k.
Anyone who tells you it "doesn't cost you anything to use a buyers agent" is an idiot and probably has something to gain by keeping realtors in business. You can always get a few k off a price if you tell the sellers agent that you wont be using a buyers agent. They wont always tell you that you can ... but at the end of the day, you can. Just come with an offer and provide your preapproval and you are good to go. If you are buying with cash, then you DEFINITELY can get a deal, as you can close in a few weeks instead of 40 days, and that will always motivate a sellers agent to cut you in some on the price. 8/18/2014 11:11:24 PM |
