I hate HOA. It has its uses as far as keeping the place nice and the grass cut. But when its in the hands of a crazy house wife with nothing to do...its insane. 4/28/2008 12:12:32 PM |

check plumbing type, the plastic piping (high pressure) that's from the early 90's and 80's is prone to catastrophic failure = burst pipe. copper or had it all replaced (relatively recently) is best.
attic/crawlspace insulation levels. keeping heat out or in.
drainage around the property, where does the water flow? will you have a standing puddle right outside your door? right up against the foundation?
roof age/type/condition
termite, lead paint (depends on age), duct work checks, radon, and CO inspections (carbon monoxide)
age of appliances (not a issue if you're supplying them new of course)
what HOA isn't in the hands of nutso bored housewives? 4/28/2008 1:20:20 PM |

what he's refering to is called polybutylene piping.. and it's actually the fittings that are prone to failure, not the pipe itself
there are a lot of other types of plastic piping that does not have this problem. if the home has polybutylene piping, it should be disclosed in the home inspection report
