not if there is a lease. Sure you can kick them out for any reason, but if there is a lease you have to give 30 days.

If they've lived there for longer than 30 days, aren't they considered a legal resident and require notice of an eviction, lease or not?

I may be wrong.

Now the female is threatening to move out. Seems she got home and her bath towels were in the washer with "something strange on them" (HAHAHA her quote...tried not to laugh in her face). Im sick of it all...ima sell the damn house and both all the sum bitches can find another place.

seriosly thats fucked up that you think it is so damn funny that this tenant that pays her rent on time is having her personal property fucked with by some bum and a dude who doesnt pay his rent when hes supposed to

you just sound like an immature dude that cant handle tenant-landlord interactions...so maybe you should give up because it seems like you are routinely walked over and that this type of situation would be a recurring thing

not according to the Greensboro Police officer that I talked to. He said that if my roommate's name isn't on the lease I can just put him out without notice.

i think that law applies in Arizona thats where my ex roomate was from and i think she said that we dont have that kind of law here

this became an issue because she let her mom stay with her because she was sick...but then her moms went crazy after a certain point and actually attacked her after she aked her mom to leave because she wasnt paying any rent or trying to improve herself so my roomate called the police to get her removed but the cops couldnt do anythign other than give her a domestic battery charge or somethin like that becausethe mom had lved there for a certain amount of time

which is why she wound up movin down here lol

Some dudes I know had the same problem and made this rule to cover it:

Individuals who don't pay rent are not allowed to shower at the place.

This prevents the "live-in" girlfriend situation.

In my case, my roommate is week to week, so I only need to give him 2 days notice to get his shit out. I gave him 3 weeks notice, so I'm good.
