That's because Fredericksburg is a great place to live.
Definitely going with Lumberton here.
Out of "major" cities, I couldn't live in NYC, Louisville is awful, and I'm not a fan of DC.

Pittsburgh, PA Cleveland, OH Detroit, MI Rochester, NY etc.
Just about any grey, miserable northern great lakes city. The only possible exception being Chicago, but only because it actually has a lot going on there, even still I'd have to get a pretty exceptional job offer to move there. 5/15/2012 8:58:37 AM

You couldn't pay me enough to live anywhere in CA right now. I wouldn't mind visiting some places, but I wouldn't want to be living there with their financial meltdown they're having.

I was already familiar with the studies.
As far as: 1) job opportunities 2) decent real estate markets 3) 5 star public school districts 4) quality universities 5) cultural and entertainment value 6) affluent suburbs
