Shouldn't be too difficult. Just point out that you've been a good/loyal tenant for X years. You would like to continue staying there, but rent is not commensurate with market pricing for similar accommodations. Further point out that you moving would probably limit her ability to make the same amount of money because of the rent that would not be collected while it was unoccupied as it was cleaned and put back on the market. A reduction of something a little less than 8% of your current rent should not be out of the question as long as it's still in the range of similar rental properties.

Generally you'll have better luck negotiating something like this with a private party than with a property management company.
