I have such a huge urge to build a completely custom home. Not the semi-custom "custom" home that so many people build, but working day in and day out with an architect for something completely unique to us. We don't want/need anything large (We are in 2400ft2 right now that is larger than we need), just detailed to my exact specifications and finishes.

I have several good friends who are very talented architects as well as friends who are licensed, local contractors so my resources are there. The problem is #1 finding land to build our own home: Not really looking to be in the suburbs. We are on the edge now and still wish we were closer to a city-center. #2 not knowing if we'll be in this city for long enough for it to make sense: no plans to leave soon as we like it here, but we are early in our careers and probably need to be mobile. #3 we have only lived in our existing house for 4 years and I don't think it makes sense to move.

In my head, I know it makes much more sense to wait probably 10 years down the line when I may have a better feeling of where we are career-wise but I'm also afraid that if we wait that long and do end up building in this city, that I will have missed the opportunity to snag an urban property at a great deal as our downtown continues to grow and improve.

If you can afford it, you could always buy some land now and sit on it to see if it's where you want to build down the road.

But I assume you've already thought of that.

I have, but it is good advice nonetheless The ultimate scenario would be to score a property that has an old nondescript, but livable property to rent out with the possibility of demo'ing it to build in the future. My friend just snagged one exactly like that this summer. Popular area though and in the developing parts stuff doesn't pop up often so you have to act quick (his gf is a realtor and they bought the property the day it was on the market for full asking).

I'm keeping my eyes out though.

^^^ I've worked with some people that did that. I would say think on what you want starting now, and write down things you think of that you want to include so you don't forget it.

Some things that are more often added to houses now are solar panels, as they have gotten much better.

Metal Roof Systems are also getting added due to being able to heat the attic air and have it pulled down into the house and reduce bills.
