a 1 car garage is only suitable if there is room to build a really big detached one in the back yard.
The other problem with older places is that some have never been updated and the owners think they can still charge just as much.

Does anyone here commute to work in Cary/RTP from their house in the Garner/Fuquay area (I40 exit 312)?
We are looking for a house, but for our price range (200k) it seems like we can either: a) live close to Raleigh in a 30-40 year old house, b) live close to Raleigh in a modern townhouse, or c) live in a new house on at least a half acre but have a +40 minute commute. I don't like the look of older houses, I don't like the townhouse idea because you share a wall with someone just like an apartment, and i'm not thrilled about commuting through that traffic nightmare on I40 east.

I commute from the east side of Cary to Durham and yes, it is that bad, especially if there's an accident. I have one coworker that commutes from FV and she says it usually takes her an hour to get to work if she doesn't leave before 7am. No way would I deal with that.

Honestly if you're looking for a house with a 2+ car garage, more than 1/2 acre, and is updated, you're going to pay a lot for that. You may want to consider getting a house you like without a garage and a large enough piece of property that you could build a garage that meets your specifications.

We want something that is not updated, but priced accordingly. We've been looking for a place with a lot big enough to build a detached garage, but those are hard to find in this area. We'd be happy with anything over 1/4 an acre if it already had a 2 car garage.

It looks like they did a great job renovating it, the only thing is they spent way too much money on that house for it to have such a horrible yard.

My thoughts exactly. According to that website, it was sold last year for $76k. I'm assuming that was when the guy died. How much do you think they put into it in renovations? Even if they spent $50k that means they have about $125k in the house. If they spent more than that, I feel for them.

Not a direct question on real estate, but I figured some folks might have advice on how they saved money:
Anyone have any advice on alternatives for saving money with better interest? The gf and I have over 23k combined in savings/money market accounts and put away $600 a month in them. My money market account through SECU has had the interest rate dwindle down to 0.75%, and I think her interest rate through BOA is something around 1%. A. Don't buy a house with your girlfriend B. I wouldn't worry about it. Even if you do get 1% more that's only an extra $230 which pales in comparison to the total value. I know https://www.coastal24.com/ has an account paying 2.5%, but you have to complete 30 debit transactions a month which isn't worth it to me given the credit card rewards I can earn with said transactions.

I don't think he's trying to say anything about your relationship, it just becomes really squirelly legally to buy a house with someone you're not married to. The bank has to know that if you were to split up that one of you will stay in the house and be able to pay for it. You wont have to pay back the difference as long as you get released from the deficiency.
The best way to do that is try in good faith to get it sold and not have any other assets for them to want you to use to pay it. (mainly cash savings) They will want all of your financial health data to decide on the short sale.

I have to attempt to do a short sale for 3 months, prior to being eligible for a Deed in lieu of foreclosure. (per wells fargo)
My Realtor is being a twat and keeps saying don't do a short sale, and try a streamline refinancing...blah blah...and to wait till the house goes back up in value and resale.
I do not currently live in it. I rent it. I am just tired of dropping money into something I will never live in. I have spent over 12k in repairs in the last 2 years...

The short sale is going to keep you from buying anything else for at least 24 months, if you do one, you will have to let the payments get past due, take a credit hit, etc. You will need a hardship like, "had to move for work, could not sell, cant afford payments"
I don't blame you for wanting to do a short sale, just make sure it is best for your situation, if the place is breaking even while rented it might not be worth it. Either way you are going to have to stop paying to get in to any good hardship/loss mitigation programs.
Also make sure to get released from the deficiency wheter it is deed in lieu or short sale, you do not want them to come back and try to get the money in a few years once you have more to come after.

I do not plan on buying anything anytime soon. My fiancee is in dental school, so we are waiting till she is done with that to do anything.
I was transferred out here on military orders.
I can't go bad on my payments because of my security clearance. Taking a credit hit is recoverable, but Wells Fargo said they can foreclose on a house if it is 35 days late on payments, so I have been taking loans out to pay the mortgage every time I have to fix something. (stupid I know)
Should I do the short sale directly with wells fargo or use a company that specializes in short sales?!
