Hey man if it’s the right house for you and you plan to stay there for a while it’s worth it. I got 13 offers in a listing in Morrisville not too long ago. Can’t beleive the fools that were trying to negotiate down. I had to make a spreadsheet for my seller to go off. The winner won by paying cash. They had strategically sold their old home and put the money in the bank and went to a short term rental. The highest due diligence on those was 5K. I am about to sign back up for RealtyTrac. I had let it go because the frenzy around Raleigh is real. Deals are harder and harder to come by....seems like only way is if someone (a seller) either does not know what they have or do not care and just want out. Most of the house flippers I know are knocking on doors now because once anything is on open market (even auction) the price goes nuts.

^agreed. I haven't bought a foreclosure since last year as too many have gone near retail.
Was looking at a tear down just south of Downtown Raleigh and it went for $228K. My max was $195K. Another one went for closer to $248K - either a tear down or a gut to studs and complete rehab.
Beach houses peaked in 2007 and have not recovered. I know my mom's, which she bought for just over $200K 25 years ago peaked at $700K+, but now would be lucky to get $400K. They work for cash buyer investors. They probably get rejected 99% of the time, but then they find that person that has owned a long time and trashed their home in the process. They see a payday.......here is 50 cents on the dollar and we will buy as-is. A townhome I own (but rent) had a referendum on several rental restrictions during this year's annual meeting. Namely a person can't do short-term rentals, an individual can''t own more than 5 of the units, and the renters must sing a letter acknowledging all HOA rules during each of their lease renewals.
