Almost done removing caulk from the tub. Fixed the leaking tub faucet so it will never harm anybody again (and the new one is all shiny), now just to remove the mold that IS there and to clean the damn shower up.

If places would just get built correctly to begin with there wouldn't be stupid shit like this to have to take care of every five years.

Good. MOST of the nasty work in the shower is done. Still have to remove the poorly done cover-up-caulk from the soap holder/handle deely... The bitch that owned this place needs to be put in jail. I'll just cover up all the damage and nobody will ever know.

OH HEY WHY IS MY FUCKING WALL CAVING IN? Good thing I caught it now before the studs have actually turned to mush. Those are fucking load bearing walls. People who run places like a slum more or less just need to be thrown into a woodchipper and their property divided up amongst various charities. This place will not be a slum though if I can manage to do anything about it, god dammit.

It's out of my own pocket until my dad reimburses me. Many mistakes were made about this place when it was bought, and the previous owner ran it into the ground and sold it just before the whole place more or less fell apart. I have a heat gun which I'll be using to dry out the visible pockets of nastiness (eat 400 degrees you little bastards), clear silicon caulk and bright white antimicrobial caulk which will be put up in place of all the stained caulk and/or the caulk which is exposed to water (every time you shower), and where the bitch hastily covered up moldy caulk AND GROUT with caulk I will be removing caulk and grout AND regrouting.

Total amount of money out of my pocket so far is about $120. Gonna go up another $20 I think (I need a tub repair kit to redo some of the porcelain that got damaged when I was working).

If I owned this place I would've ripped out the drywall on all sides of the tub to get a look at the damage then called in a GC to replace any moldy studs, install new tile correctly with a wraparound waterproof membrane, tile the floors in there, and basically go through and verify that no other water damage is present.

As is I'm basically doing a moderate amount of work (not as thorough as I could be, but as thorough as I can afford to be) and will ensure that the mold doesn't reemerge or reform as a result of water leaks. Whoever did the caulk work in here was a fucking twat as well. Caulking is SERIOUSLY one of the easiest things to do when finishing up bathroom work, just time consuming. The beads are all inconsistent, not smooth, varying width, varying coverage (sometimes it wasn't covering at all) and it's apparent that there's multiple layers in spots.

This place is just a huge source of stress for me right now and I CAN NOT WAIT for it to be repaired and ready for a new resident. Personally I absolutely goddamn hate halfassed work and that's all I've seen in this place so far. I will likely be pumping money into this place from a distance for the new resident, though I do not own it, because it's about the most useful way the debt money I owe my father could be paid back right now.

Summary: I'm going through and ripping out all the ugly fucked up shit, replacing it with a bunch of new stuff which I hope will be perfection, then working my ass off cleaning it for everything I can't replace.

I also am paying for this repair out of my own pocket right now, but my dad owns the place so I hope he'll reimburse me for some of this in the near future.
