^Something like that might work better, but it is one of those not so good locations since every sit down restaurant and bar that has gone in there has failed.

Jax was managed properly. The problem was the LL - Weingarten Realty. Their rent was over $7K/month, which was prohibitive. The LL wouldn't work with them on their rent and put them out of business. Then GSP came in at nearly 50% rent and could not survive. If Weingarten had worked with Jax, it would likely still be open.

Weingarten won't let the AAA expand in the center without charging them additional rent. AAA asked if AAA could pay to expand the building. Weingarten said yes, but if you do that, you'll need to pay rent on the additional square footage. You'd think that they'd be happy to have a tenant put money into expanding a building, but that is counter-intuitive.
