what kinda figures would one be looking at to build multi unit townhomes, such as the new ones on tryon, in camden crossing, etc?
ive spoken with one contractor that guessed it to be around $50-70/sq ft.

i would imagine before you could really get a good estimate, you would have to have an good idea of the number of units you wish to build.

maybe, maybe not. most townhomes built in bulk are built on the cheap. crappy quality and materials. and if you build a large number of identical units, you save costs in fixtures, flooring, etc. you also save time/money on design & planning phase. My stepdad builds custom homes (does his own blueprints to customer's specs) in Charlotte and his prices are far higher than "track home" builders who just have 4-5 blueprints you can choose from and that's it. track home's can be built fast and cheap...I'd imagine large townhome units would be about the same in bulk.11/28/2005 12:35:39 AM |

The price to build is totally dependent on your contractors, your suppliers, and the cost of the properity. You'll get a better dollar per square foot price from your contractors if you're building multiple buildings. I'd say that you'd have to build something really big or multiple buildings to get anywhere near the $50-70/sq ft range. Quality of construction is also a factor. Go take a look around some job sites and note the difference in the quality of work between the different contractors. The guy who does the best work will not be the cheapest. I'm willing to bet that the actual cost of construction will be closer to $90-100/sq ft depending the quality of the interior finishing and the structural materials used. 11/28/2005 1:11:04 PM |

again, tryin to keep this simple, i dont need too many details included.....
how bout figurin that there would be 6 townhomes per unit with 10-12 units
not looking for top of the line, more like upper middle range as far as quality
no furnishings, special features, etc
