me and some friends are lookin at condos for next year....lake park looks really cheap but dont seem bad at all....id like to see what some people that live there now think of it??...any unforseen disadvantages?....thanks for any info

I lived over there for about 3 years. They're fine for what they are: cheap college apartments. I never felt unsafe in the area. The apartments aren't anything fancy, but they're perfectly fine to live in. The only major gripe I had was the constant noise which, again, should be expected in a college apartment complex.

They're pretty nice places, but unfurnished. And there are basketball courts, you can usually find a game in warm weather. And it's nice to have the lake right beside you. Also, the bathrooms have tubs, if you feel like taking a bath (which I miss at Wolf Village ). I would definitely recommend Lake Park.

That place is a shithole. I was so afraid to leave anything out in my car. Every night, expect to hear a fight between momma and baby daddy.

^not to mention gunshots at random times, car alarms (I fixed one ot those fuckers the other night *grin*), loud music from all those around you, parties and fighting on the weekend nights. trash everywhere. and no security

but they're cheap (as low as $225) and if you get one in a corner somewhere where your room mates don't steal your shit and eat your food (i don't know about them all, but there are no interior door locks in my apartment), the noise can be minimal.

leave your expensive stuff at mommy and daddy's

I lived there for 2 years and had a great time... definitely not for the quiet study type. I think it really depends on where the condo is. We had a bottom corner one facing the woods so it was pretty quiet. Plenty of parking and a 5 minute walk to the Wolfline by Food Lion. The volleyball courts are awesome to have in the summer. Basketball courts can be really ghetto and there can be a lot of shit talkers, but also some nice guys. There is about one night a month when about 5 parties are going on a night and you can bounce from one to another. As long as you're not a whiny little prude it is a great place to be for the college guy. Some condo's are in better condition than others... Make friends with your neighbors if u can. There are about 80% decent college kids in there, 4% poor families, and 16% ghetto ass peeps who can annoy the shit out of you. But i loved it there.

I've seen a lot for sale. If someone or someone's parents were going to buy it doesn't seem like it'd be real easy to get out of, but as far as just for renting you'd probably be ok. You could probably get nicer property for about the same as the rent there.

My landlord bought his section so his daughter could just get free rent. Now he's having a hell of a time selling the place and getting people to rent out. A little advice: the pool was never really maintained, so I just went over to the apartments next door and used their pool. At least you wont feel slime all over your body going into that pool.

They're cheap and decent, but there are a number of very shady people there. Don't walk around by yourself there if you can't pay attention to your surroundings.

What has basically fucked up lake park is all of the new apartment complexes that have better amenities and seperate leases. (wolf creek, u-house, etc) The place used to be predominately students, now its not. The market for them is all fucked up. Now they wont sell because the rental market is shitty and investors dont want to fuck with it. If you go in the MLS and look at sales trends for the community the units have actually DEPRECIATED over the last few years.

The advantage of this for a renter is that you got the ball. You can rent them cheap and negotiate terms because its costing the owner $Texas for them to sit vacant. If you walk or run Lake Johnson is right across the st. If you do this keep calling around to all the property managers/owners until you can get a lease on the terms you want. With that high of a vacancy rate in a neighborhood you can really negotiate.

My gf lived way in one of the corners and never had a problem. It is in a sketch area, but i never saw anyone shot, robbed, stabbed etc over there. I mean if you want a place w/ only rich white folk everywhere i'd suggest wakefield or smthg.

I think if you're looking to rent a place, it's a good deal:
cheap close to campus, a lot of students around you, a pool, etc...

if you're looking to buy one, I'd think twice because of everything that's been said in the thread

The bottom line is, the place is cheap, but you are def. sacrificing security and a pleasant living environment. I was never really at the apt, so it didn't matter too much. For those that love to be in their apts, this is not the place to go.

The bottom line is, you guys are a bunch of pussies because I have lived perfectly in Lake Park for over a year. Yeah you might be stuck in an apartment where people are partying 24/7, or people are robbing your shit, but I haven't had any problems whatsoever. It's pretty much a gamble for a good room...

I've been there 2 years and a ton of shit happens there. It's no ghetto, but it's nothing close to a safe little place to live.

I lived in Lake Park my junior and senior year.


Let's see.... while I was there there were 3 drug busts (Police raiding apartments).... there was a couch thrown off of the 3rd floor balcony that sat in the back yard for about 6 months.... there was a guy that beat his wifes ass out in public, with her blood on the sidewalk, and he got arrested. It was loud as hell, it was ghetto as hell, and was not enjoyable.


Luckily, I made it out alive

I lived in The Summit, the complex right next door, for about a year and We could always hear LOUD parties going on at Lake Park. Invest in some earplugs if you ever plan on sleeping there on a weekend night.

I lived at Lark Park when it was a nice place to live 1999-2001 and when it started going to the shitter 2001-2003. Sounds like I got out at the right time.

i agree lake park isn't the niceest place but i dont' think you can beat it for the price. my biggest beef with lake park is fuckin wilson property managment. they do seperate leases but don't hold the tenants responsible for their portion of the utilities. i've been here for almost 2yr snad i've had 4 guys move in then move out leaving $40-140 in unpaid utilities.there is the occational wild ass party / crazy chic screamin at her baby's daddy/visit from the raleigh police but it's to be expected w/ so many college aged people around.

Do you think that 1 lease per unit would be better? i.e. one lease per unit and it's up to the leasee's to 1) find roommates 2) sort out utilities, etc. That would remove Wilson Properties from the picture, but it would put the burden of finding roommates on the leasees.
