They're cheap because the apartments are ill built, they put no money into maintenance, and the management is bottom of the barrel.
You will: Have a roach problem you cant get rid of. Deal with bitchy management Have an electricity bill that should cover an apartment twice the size of yours (hell i have a bigger place now and pay far less)
And generally deal with other problems.
The complex can and does flood, and my apartment was flooded once because the water heater above us broke. i had to pay the electric bill for all the fans and shit they put in, and got absolutely shiti for all the trouble, noise, and crap that wasn't even my fault. Then we had neighbors who liked to play rap so loud I could sing along at 3 in the morning, and management really does not give a fuck.
Also, whenever they spray for bugs you have to take everything out of every shelf in your kitchen, which is wierd, becuase no other complex i know of does that. The people who spray are also total fucking idiots (i've met them) who have no fucking clue what they're doing, so it doesnt help.
The ceiling above our bathroom was falling down practically, and we wont even talk about how dark some of the apartments are.
Oh, and that wood walling etc you see in the model? No, that's been white washed (or some other similar cheap ass paint) in your apartment, and I assure you *yours* will be 10x uglier. THey also wont let you even see your individual apartment till after yo'uve signed your lease. Which is a big no no in my book from now on, because it was a HUGE mistake.

I love KP. Never had any issues with maintenance, even when my roommate locked the bathroom door at 1 in the morning. New carpet, new appliances.

Never had a roach problem for the 4+ years I lived there. The management is super nice. I did most of my business/maintenance reports on the phone. Was offered free food/drinks whenever I went in. Colleen and Cookie are especially nice. That said, the management is new since the beginning of this year. Electricity bill was alright for a 1600 sq feet apartment.

Don't blame others for your lack of social skills. In any case, call 911, and report the party to the management. I never had issues with parties.

Not anymore. Now they don't ask you to take stuff out from the shelves and the pantry because they use a different pest control service.

Dunno about you, but I got as many parking permits and visitor permits as the number of people on the lease. Don't blame them for trying to avoid making their community another Wolfline park and ride.
Basically, I love the place, and had very nice experiences with the management. Weekly summer parties, awesome clubhouse that you could use for your own parties, free wireless Internet, 24 hour maintenance. Friggin' sweet.6/20/2006 1:31:38 PM |

I agree with everything that LadyWolff said. I lived there for a year with my boyfriend (now husband) and he lived there for a year before i moved in. We also had a hot water heater break above us and had a flood in our apartment and they did the same thing with the fans that LadyWolff went through. It also took maintenance over 2 hours to even show up when we had water literally pouring into our apartment and flooding all of the electrical fixtures on the ceiling. The only, and I mean ONLY redeeming factor is the price...and you get exactly what you pay for: bitchy management, paper-thin walls, roaches, delapidated living conditions, and shitty maintenance. I had zero problems in the two years I lived there. I was in the unit next door to esgargs for a while and agree that they were just fine. i never had a problem with maintenance whenever i had a problem in need of fixing, didn't find the power bill to be out of the ordinary, never once saw a roach in my unit, never had any complaints about the management. We did have an issue once or twice with a small amount of flooding, but it only got 15-20 sq ft of carpet wet in the living room because the drain on the porch got clogged with leaves and some water came in through the sliding glass door. They subsequently fixed the drain and we didn't have problems with it afterwards. They're cheap because they're old and have all been paid off, so they just have to worry about maintenance and renovation, mostly. As long as you're in the nicer buildings uphill, I don't know why you'd have a problem.
Unless you're a partying type and have lots of people over and loud music all the time. Then you'll get on the bad side of the management quickly, because of noise complaints and their towing policies. My building had several units of Indians like gargs and other international folks, and we were all fairly quiet and never had any problems.
Don't get a unit that's on the other side of the creek, or downhill near the creek. Those are the ones most susceptible to flooding.

considering this place...first off i'm gonna see if i can get near the rental office
i noticed some people put high electric bills...well my friend moved there about 2 weeks ago and to get to his apartment you had to walk down steps(i guess the bottom floor was kinda built halfway into the ground)...i figure if i get one of those apartments on the bottom it could help with not being hot in the summer, as for the winter, i keep my thermostat on like 60 cause i have a heating blanket
if i move into a one bedroom i guess i'll be the only one with a parking pass...i'm gonna love the free internet thing, and it also has a weight room
the no washer/dryer thing sucks...but i figure i can luck out with a tww or craigslist auction

Definitely go check it out first, and after your tour hang around and even go knock on someone's door and tell them what you wanna know. I don't think anyone would mind that. Look specifically at where you plan on living in the complex (near the office, away from it, upstairs, downstairs, etc.) I've seen 3 really great reviews in here, so it's worth your time to check it out. my guy lived there for one miserable year, he had one of the "underground/basement" apartments
the place had a disgusting smell (that would never leave), crappy appliances, bug infestation, and just had that dank, nasty feel about it
it flooded regularly and not just from the outside "patio" but from the sink...apparently all the plumbing for the apartments above drains through the basement apartment....imagine pink, greasy, rice filled liquid oozing up and flowing out of your sink and all over the place
management was a bitch to deal with...maintenance 'fixed' the sink problem by asking us to go upstairs and tell the above apartments to turn their water off (which they were quickly bitched out for even suggesting i walk through the pink grease covering the floor) and then they put up a few big ass fans
the maintenance guy then left his "helper" (10 year old child) to supervise the fans for over an hour

I lived with Gargs and our deposit was $600 total for a 3-bedroom place. I pretty much agree with everything Gargs said about the place. We did have a flooding incident once for an upstairs water heater bust, but it was all taken care of quickly. I can count the number of (short) times of sleeplessness on one hand due to upstairs music/partying in the 2 years I lived there.
The towing isn't that bad at all, imo. Just have your friends park where they're supposed to.
If you use a lot of bandwidth, it's best to go with Roadrunner service. The free internet is a logon type thing and you only get so much bandwidth until a session expires; it doesn't take long. Then you have to logon again, etc.

It sucked. The walls were paper thin and people were always complaining when I bumped the music. The floors creaked really bad and it shook the whole apartment when we boxed and wrestled...Again, more complaints. The parking spaces were too small so I was always dinging people's car doors. They got mad because our guests always just climbed up the balcony instead of going around the building to the front door. The glass in the windows was so thin and brittle it would break just by throwing a quarter at it. Oh yeah, and the police came when we grilled on the balcony. I lived there for a year and was moved three times. A waterheater broke, then my neighbor had a oil fire, which stained the outside walls in wierd black soot. To strange to explain. And then the roof started to leak through. All in all, its cheap. You get what you pay for.
oh and btw, they towed my car because i had an old apartment tag, and then wouldent even meet me half way on the bill.

It all breaks down to how much you want to spend per month, the location and how well kept the place you want is.
I wanted a nice place, in a good location, lots of parking for friends, and very well kept. I pay $374.50 a month + utilities. I have 24/7/365 maintanance, everything in my house works perfectly or is replaced, I live on the lake, I have easy access to anywhere in Raleigh from where I am.... that's what I wanted.
If you just want a place to live and that's all that matters, go with Kensington Park, just remember you get what you pay for. Check Apartmentfinders.com and look at the ratings. Do you know how hard it is to get a fucking bad rating? It means they are too lazy or just don't care.
As far as Kensington is concerned you should really check how many lawsuits they've had filed against them in the past 10 years. Refusal to return deposts, failure to meet code violations... that's why I didn't move there. 11/8/2006 8:17:35 AM |
