have you had the house staged yet? or are you planning to? it might help you sell quicker. nice place though. one suggestion is that i would paint the bathroom a neutral color instead of that blue.

Thanks for the comments!! To answer your questions:

-It is a single level upstairs. The two car garage/workshop is downstairs. I'm not kidding, it's huge.

-It was built in 1995, and unfortunately, I do not know the builder.

-You would be surprised how close a mortgage can be to your current rent payments, especially if you have someone to go in on the investment with you. I bought this house when I was 19 and in college. I only paid rent for 3 months and have owned since.

-I would love to show it to anyone interested - even if you're not convinced you want to buy a house. I work 9-5ish, so either I show it to you on nights/weekends or my realtor can show you during the day.

-I will send the address through PM to serious inquiries. Zillow.com thinks it's worth $190 though...

We are definitley working on staging it. It has been quite a process. Thank you for the suggestions. At least with paint, people usually see that as an easy, inexpensive fix. Hopefully the blue wont scare anyone off.

There's a long story, but in short, we didn't have to move like anticipated (Army stuff). We've owned it the whole time. The good part about it is that we've done a lot of renovations since then. You have good memories...

It is a modular home sitting atop a full basement foundation. Good size lot too. I remember when it was for sale before you bought it.

If this ain't a mans home I do not know what is.

NO COVENANTS (can park boats/campers/RVs, no HOA approval required to build fences,pools,decks,sheds)
NO HOA Dues
NO Water Bill or City water restrictions (home has private well & septic)
NO City Taxes (only county)

And it has a basement with huge garage.

Modular homes do not come on wheels dip shit. Also you do not have to disclose that a home is modular because they are permanent construction and often times you can not tell the difference. You are confusing modular homes and mobile homes they are two totally different things.

I'm pretty sure the majority of the homes on extreme make over home edition are modular home, its become a ever economical way to make homes, and many times are "straighter" than stick built iirc.

Dude, relax. I was just asking a question. Someone suggested it was a mobile home. Mobile homes typically have wheels on them. I now understand it is not a mobile home but a modular home (and I agree that a modular home is no different quality-wise from a site-built home and wouldn't require any special disclosure).

depending where the house is located this may be true. I think you should disclose the location of the house if you want serious inquiries.... since location is a huge factor on cost.

This is a funny thread. Thank you to the people with nice comments. I will agree, Zillow.com is usually a bit over exaggerated, but it is priced pretty fairly right now. The location and acreage are big draws.

It's already been said, but modular home does NOT equal mobile home. I know of several modular homes that you probably wouldn't know were not traditionally built if someone didn't tell you that. For example, if you're on/near campus, look at the house built on the corner of Vanderbilt and Pogue, directly across from the back parking area of the Hillsborough Wachovia. That's a modular, but you probably wouldn't guess it.

not sure b/c of the price that this would be a good investment if you are looking to rent this place out though. I'm familiar with the area you are talking about and am not sure it would bring enough to cover rent and estimated maintenance fees and still pull a profit.

assuming 20% down and a typical mortgage rate (6.75) its' probably close to ~$1000/mo for a 30 year mortgage.

I'm guessing rent will need to be at least 300-400 more than that to cover maintenance plus squeeze out a profit. Expect about 50% of all money in to go back into the house.

Unfortunately, you have to walk outside. We haven't found it to be an issue at all, but we also don't park in the garage. We would have added a staircase but couldn't really find a logical place for it.

Another reason this is the perfect "MANS HOME"!!

If your wife/girlfriend/whatever wants to bother/nag/talk/ask you a question she is going to have to come outside and go down the stairs and around the house. This means that probably 3/4 of the dumbass things she bothers you for when you are in the garage will never even get asked. ESPECIALLY if its hot or raining outside.

Nice house and killer location.

And don't worry about the folks moaning about modulars. All houses come in on trucks in pieces, just for a modular there are fewer pieces. Same thing either way, and if anything, the modulars may be of slightly more robust construction in some ways because the major walls/structural members are built on precision machines at a shop where everything is perfetly angled and fastened.
