I am trying to find a good realty company to go through. Looking for south VA or north NC (and outer banks)

There are just so many out there...and it seems they all cater to houses in high population areas.

We are trying to find somewhere it isn't too crowded...any help is appreciated.

northern outer banks- pretty low population once you get up near corolla.

Realty companies for rentals are about the same IMO. I'd find the area you want and then find a company that services the area

Whomever your rent from, make sure you lie to them. You'll be renting the house for yourself and your elderly family. If they find out that you're renting the house for you and your random assortment of friends in their 20s, they either won't rent to you or they'll charge you $texas.

Even up that way, it was far more crowded up north than down towards ocracoke and frisco.

And then find a house you want, and then contact the realty company.
And compare their fees.

Agreed. Everything up that way is compact and seemingly on top of the next closest object. I don't much care for the whole one-road aspect of the area either. Much less congested, regardless of the amount of people, down towards KH/KDH/NH, and even more so further south like mentioned beforehand.

If you have 4-wheel drive and really want to get off the beaten path though do Corova, which would require passing through the Duck/Corolla clusterfuck.

There is some nice shit in SOUTHERN Va Beach though, but I haven't been down that way much other than camping in Back Bay down near the NC/VA border. I stress SOUTHERN since it's nothing like the Myrtlebeachesque atmosphere of the main beach drag in the northern area of VA Beach.

I like Ocean Isle Beach. It is family friendly and not too crowded, although traffic is hell on Saturdays because nearly all of the rentals are 1 week Sat-Sat rentals.

My family rented a house up there for a family reunion about 12 years ago. The area was awesome until a hurricane started heading for us and they had mandatory evacuation of the entire island

^ good, but customer service isn't always great.

http://www.outerbanksblue.com/
http://www.twiddy.com
http://www.brindleybeach.com/

Those three are top notch for anything Southern Shores north. I get the fewest complaints about these guys out of all of the companies out here. I'm in the houses every day and talking to the families, and Carolina Designs customer service after check-in isn't always the best. Sun Realty is, IMO, too big for itself, but has a HUGE range of houses covering the whole Outer Banks.

When are you wanting to vacation?

I work on the Outer Banks doing property management. If you like, pm me and I'll give you some company names that will have a varied selection of homes and a decent reputation...most of the ones listed so far are either exlcusive to a particular niche market or have a very small selection of homes in their rental program.

Also, its an old thread, but theres some useful information in there as well as more company names:

http://www.southernshores.com <--- family only or groups with most (all?) members over 24 yr old.

those are all of the companies I know have houses in Nags Head. most have a 25yr or older limit for the person on the lease, but I've seen lots of groups that basically have a parent sign and pay, then friends and such are the ones that stay. Most limitations come about specifically naming frats/sororities as being banned, but groups with older members, so called business retreats, are allowed.

"^ has good info, and stowaway has a good representation of the companies out here. Where on the outer banks you want to stay will be the largest determining factor of who you work with. Most of the companies out here are specific to a certain area

In Stowaways order:
Sun - has the largest selection, houses Carova & Corolla to Hatteras village

Village - Nags head, manages most of the Village of Nags Head

Carolina Designs - Kitty Hawk to Nags Head, they manage high-dollar properties

Kitty Dunes - has houses Corolla to the southern end of Nags Head

Stan White - Kill Devil Hills to S. Nags Head - Mostly mid to lower -dollar, older houses

Beach Realty - Kitty Hawk. I'm not sure how many houses they have. Theyre more into development/construction (I thought).

Joe Lamb - Corolla to S. Nags head, mostly in Kill Devil Hills

Sea Side - Southern Shores (maybe a few more north) to Nags head. They tend to also focus on
higher-earning houses

Prudential- Corolla to Nags Head, but theyre mainly in Kitty Hawk Duck & Nags Head

Southern Shores- Southern Shores, a few in Kitty Hawk

A few others, mostly on Hatteras Island:
Surf or Sound
Outer Beaches
Midgette ~ I think Novicane already mentioned this one
Cove

this isn't North NC, but it's on the NC coast -

http://www.emeraldislerealty.com/

i rented from them my senior year at state. i was 21 renting a 7 BR house and they never asked a question. plus they have some really nice houses on their website - a lot of them are pricey during peak season though.

not that it's relevant for you, your wife and the kid, but that's where we stayed. NICEST BEACH HOUSE EVER.

Carolina Designs' customer service has been pretty good this year from all of my interactions and their customers feedback when we've met with them for pictures.

But I'm sure this was bumped for some other questions....

Another vote for Holden Beach. Stayed there this summer with a group of 12 or so of my 20 year old friends and had no problems. Quiet and not crowded.

in terms of actually renting it? likely to have a higher security deposit and you may want to look into some extra insurance as a just in case thing if you're planning for a lot of people to be there. a couple hundred bucks can go a long way to making sure you're not out a lot down the road.

Yeah actually renting one. I already know they want you to pay $1000 event fee and all that jazz. Just wondering if anyone has done it before and was satisfied with the experience.

from my experience it really comes down to which company you're going with. Some will provide a little more help with stuff and others just charge extra due to the usual higher level of cleaning they have to do and the extra wear and tear on the house. It is gnerally a good idea to have friends/family help pick up after the event because i hear the horror stories about houses being left a complete mess after a party the night before checkout and you can't expect two people to clean 5000+ sqft homes in 2 hrs, plus the usual crap left outside around the pool and on the decks.

Anyone have recommendation for a beach house on Topsail, preferably in the Surf City area?

Yeah I know most of the better houses are in North Topsail but it has to be in Surf City

whtmike2k, my girlfriend's family totally rents the house next to that every summer. It's fucking ballin', I get to stay there 2 weeks for free and eat Italian and Japanese food the whole time--AND I get paid for doing dishes. Who the hell pays 600 dollars to do dishes, recycling, trash, and minor chores? JEWISH IN-LAWS.

ALL of Emerald Isle is a fucking fantastic rental town. My girlfriend actually lives there, but in the local neighborhoods, not the rental neighborhoods. I live about 20 minutes away on the mainland.

And OP, if you just want a small rental it's going to be hard. I recommend a bigger group. However, if you PM me, I can give you the name and number of my uncle, Chuck Ball. He's the former mayor of Kitty Hawk (near Nags Head, et cetera) and he rents houses in the area. Great folks, amazing carpenters. I stayed in one of their houses for Thanksgiving. It has a master bedroom and then two adjoining rooms, 1 1/2 bath, living room with a new TV, sun room, and kitchen/dining area, and a large screen-in porch too. Depending on your price you might be able to get the whole thing. If you're on a budget and can stand it, you might have to let one of the summer lifeguards live in one of the rooms.
