i looked at the area on streetview, still looks pretty ghetto to me. there is also a 1000 sqf house right around the corner for $74,000

no need for me to try and show off what i think my house is worth because it does not reflect how much money I make. If i asked the bank for 370k they would laugh at me. I am trying to grow my neighborhood. It is rapidly going in a positive direction and if I sell I am going to build across the street.

and comps for a brand new single family home are hard to come by. really have to look at the potential.

we have 24 (25 if i build) homes in the immediate area that are full blown renovations or new construction.

some of you twwers may want to look at the renovations in rosengarten.

^most asking prices don't happen

you won't get that in that area. if you were up near 5 points then yes, but you're between the prison and the railroad tracks, not a 'bad' area but not a 'good' area either

one plus you can walk to the amtrak from there!

250K-275K is what you are realistically looking at. 275-300 if you are lucky as hell.

shit, someone could nab the 74k, gut it and sink 250k of rennovations and expansion into it and have a bigger nicer house for 25k+ LESS

shit a recently rennovated much larger brick house with a 2 car garage on .5 acres on St. Mary's didn't even come close to it's 800k asking price (sat on the market for 9 months) and that's in a much much much more desirable area of town, bigger house, bigger yard.

Even if you can find a sucker to pay that the financing will NEVER go through. The purchasers bank is not going to finance the home for more than the appraisal.

this house is 300 sq ft smaller than mine, 1 full bathroom more yet almost twice as much... I can't imagine how tiny the rooms are.
