I have a home for rent in Trailwood Springs Subdivision. It is a 2 story house with 3 bedrooms and 2.5 bathrooms. The livingroom is large with a wood burning fireplace. The house has new carpet and a lot of freshly painted rooms. It is available immediately, I would like to have someone move in by May 1st.

The rent is $1250 a month and pets are allowed with a $150 one-time pet fee.

why would his mortgage payment have any bearing on what he should charge for rent?

the rental market in the area is what determines rental price, not an individual's payment.

Do you think rent should be free if the house was paid off?

i just didnt think rent was marked up that high from the payments

BobbyDigital is right, but you're also way off on your $700 estimate. 30 year fixed rates are somewhere in the 4.9 APR range right now, but they're going to tack on a percentage point if it isn't your primary residence to get it up around 5.9%. That's going to come out to a payment in the $925/month range without factoring in taxes ($1450 per year) and insurance ($500+ per year).

Who knows what kind of repairs he has had to make already. When you factor in normal maintenance and expensive items that will fail (roof, HVAC, plumbing, etc) this guy is probably not going to make any notable profit from renting this house for the first decade that he owns it. The payoff comes when he sells, not from renting to cheap ass college students; and he's going to have to deal with a lot of b.s. every year to earn that profit.

ok guys, i didnt claim to be an expert but i used some online mortage calculator and with my credit score it said my monthly payment would be around $700 for a 30 year, thats almost $100,000 extra over the lifetime of the house so it sounded about right

you claimed to be an expert when you told him what his mortgage payment was.

and what crazy ass interest rate did you use to get the payment down to $700? Obviously you didn't include property taxes, insurance and potential PMI into the payment...but perhaps if you actually owned a house you've have a clue about these things

I hoped it would cover any damages by pets; however, should there be no damage, it should be returned. On principle, I won't pay pet fees unless they actually cover damages and will be returned if there are no damages. Most places just charge you a few hundred bucks for pets, but yet that fee covers nothing, not damages, not clean-up, nothing.

wow, you gotta love the wolf web and it's abundance of experts on everything from A to Z. I am not making any notable profit on this property. Like mentioned above, my profit comes when I sell. I own 2 other houses in this same neighborhood and they have been rented for 3 + years for $1200 and $1250 each, so I think the rental rate is fair. If anyone is seriously interested, I can be negotiable on the rent. But I assume everyone just wants to discuss things, which is to be expected here. Carry on guys...

i didn't think there were hoa fees on long and winding, but I could be very wrong. We rented a bigger house there for 900/month (4 bedrooms, 2.5 bath) 3 years ago, AND it had a two car garage.

Yes, I pay the HOA fees for Trailwood Springs they are like $21 a month and I am sure there are some houses that are cheaper and I know there are some that are more expensive.

No spots available in my company now, although we do have 4 full time staff. Big change from past years.
