I know it's probably an exercise in futility to post my home for sale on tww, but I thought I'd take the advice of a fellow tdubber who sold his condo on here.

It's an Apex address, but it's really closer to Wake Tech and Crooked Creek Golf course. Straight down lake Wheeler (south), about 10-12 minutes from the Tryon intersection. We've been in this home for 3.5 years, and have really enjoyed it. The neighborhood is small but established and nicely wooded and spaced. The yard is perfect for big parties and entertainment, and plenty of room for a dog to run and play. Neighbors are super nice. We're just looking to get something a little bigger as we grow our family.

The house actually "sold" after about 6 weeks on the market. We were scheduled to close this week, but a few days ago I found out that the buyer had some sort of sudden change in credit score and was denied his loan, so as of this past Monday it's back on the market. But at least I've had all the inspections and appraisals done, so there won't be any surprises.

(pictures were taken in February with the realtor's older camera, it's much prettier now that everything green and the hydrangias are in bloom)

I posted this up this morning, and in the last hour I've gotten two calls from the centralized showing agency and have two showings scheduled for this evening. Coincidence.... I think not. Thanks, tdub!

You should switch out some of the pictures on the listing page with the ones you posted on here. Personally I value good landscaping and I love your newer pics. First impressions are everything.

this isn't of much help, but I think it was a good idea to post it here. If it were about 9 months to a year from now, when I'll be looking for a house, it would have enticed me to take a look at it.

good luck

Thanks for the compliments, everyone. It's a great house and we've really enjoyed living there. The neighbors are awesome too, a nice cross-section of ages and they're all really generous people.

^^^The master bath shower is what I'll miss the most when we move. It's huge, has the two shower heads (selectable or used together), and a tiled-in bench on one end.

We've had two showings since it came back on the market last week, and have gotten some positive feedback. We've got one already scheduled for Saturday too. If it's any of you guys, thanks, and I hope you like the house!

Here's a somewhat little known real estate trick... where this house is located in Apex (no city taxes) has all the proper criteria for a USDA loan, which means 100% financing, no down payment and low interest rates. Just a thought in case anyone doesn’t know about USDA loans.

If anyone else is interested and doesn't have a realtor, feel free to call the one we're using to list the property (contact info on linked MLS page). He's a really nice guy, been in the business for 20 years, and knows all the ins and outs of mortgages and incentives too.

nice house and all, but this:

would not be smart for a potential buyer.

Make sure the remarks on your listing get updated to mention this....its a huge perk.

^^^No HOA, at least not formal that require dues. Could be positive or negative depending upon your outlook.

^^Yeah, I see what you mean. My apologies, I meant if someone wanted to schedule a showing, not neccessarily to employ him.

^Will do, thanks for the comment!

Hit a couple week lull for awhile, but traffic has picked up over the last two weekends. I'm glad, because we were contemplating taking it off the market. Already have a showing scheduled for today and tomorrow, but figured I'd bump for the weekend anyway. Wish us luck!

Thought I'd resurrect this thread again for any new potential homebuyers. The latest update is that we've got a little one on the way and so we're probably going to keep the house on the market for another month, maybe two. If it doesn't sell then we'll just stay there for a few years.

I thought I'd give it one more final chance!

Another bump. We're going to give it until Nov. 17th then take it down off the market. Got a little on on the way and need to get started on the nursery and stuff if we're going to be here for the near future.
