Rent:
1 person: $600/month + 1/2 utilities
2 people: $350/month + 1/3 utilities each
utilities: gas, electric, water/sewage, cable/internet... typically, household utilities run $200-$250/month, +/- depending on extreme heat/cold, etc.

Lease: 5-6 month, ASAP - May 2011... individual lease agreement with house owner!


Current resident/housemate:
- downstairs bedroom: 28yr old female, full-time student, quiet, clean/neat, friendly + 2 medium-sized, friendly and well-trained dogs

Requirements: No smoking, No drugs, occasional/social drinking okay, but prefer no heavy drinking.
The house is in a nice, family-oriented neighborhood, so no big/loud parties or we will get fined - couple friends on occasion okay but must be curteous to housemates and neighbors.

landlord's decision... upstairs was supposed to be $700 for one person getting 2 private rooms, private bath, and private study/loft (sq footage upstairs is ~2x master suite), but I didn't think anyone would take it at that price, so I worked something out with the landlord to get that decreased at my expense. Going rate for a 1 bed/1bath appartment in Holly Springs is advertised in the range of $650-750, depending on the apartment complex, so $600 is pretty good. $350/person for 2 people is a pretty good deal too since most 2 bed/1-2bath appartments are advertised at $700-$900. The main perks: It's not an appartment, so it's quieter with a lot more space (1689sq ft heated area), a yard with area to grill if you have one (6,969sq ft lot), and safe parking.
