1700 a month minus

zero down payment loan at 5% - 1138
taxes, insurance, dues - 150
home warranty/ maintenance contracts / landscaping / general wear and tear fund - 150

= 262 then tax that as income from a rental (tax benefit, baring they don't have other properties, is probably just the depreciation of the asset and would come as a loss. Its Straight line for 27.5 years to zero so about 7 grand loss over the year as adding back that 262 a month)

1700/4 = 425, sharing a bathroom is the hard part.

The 172000 drops the payment 200 bux yea it seems high

as always, its not really what they profit its what you're willing to pay.

my rentals in that area are all $1200 - $1300 a month, so this place is steep, but if someone will pay it then more power to them...

4 bedrooms and 2000 sq ft gets you about $12-1300 a month in this market so good luck with that buddy.
