Some interesting debate on a few message boards about the pricing of these units. The market will tell over time, but $1150.00 for a 1 bedroom and $1450 for the cheapest 2 bedroom is on the high side for raleigh. These places are all stainless, with salt water plunge pools, and other high end amenities. Will be interesting to see how fast it fills up and with what sort of demographics.

On a side note, this is great for my townhouse's renal potential.

That's priced pretty competitively for a new apartment downtown, its a lot less than Hue and they are doing fine. Hue starts at $1,140 for a studio (and a 1 bedroom with a real bedroom and a view is $1,900). Granted its not as close to downtown as Hue, but its also less expensive. Their pricing looks right for Raleigh (which is too high)

Also, f they make the price too low it will fill up with students and turn into a shit hole. Its a little high for their not being other development yet there, and having a homeless center and boarding houses very close by, but I think its still priced right.

Indeed. With this location and the prices, I'd expect most residents to be young professionals. Looks like there's also a minimum age of 22.

^^a one bedroom at the Hue costs $1,900?

That seems outrageous. That could cover a mortgage on a $400k house at the going rates.

That is pretty outrageous. One of my friends pays $1,500 for a pretty nice 1BR in a brownstone in Brooklyn.

^^^^ too high compared to what we would pay if we didn't have a shortage and consumers were able to buy. Of course ita not too high in the sense that people won't pay it, that's obviously not what I meant.

the age requirement alone isn't enough, they have to price out students

High prices are just going to increase supply. There's already like 10 projects underway right now in the 2 miles west of downtown. Keeping up with demand is basically impossible at the rate people are moving to the area. They can't redevelop every part of the city at the same time.

The $5 to get in an hour early sounds awful appealing! Last time I went to a rodeo on Fayetteville St. I waited 45 minutes for one truck, and left.

^yeah, it sucked.

That was sort of the crux of my debate with the gentleman that was going to boner town over Durham's "rodeo".....when you put them all in one place it creates a frenzy, crowds, and lines. Again, I will likely attend and support one of these raleigh rodeo's, but I will pay the $5 for the early pass!

^^ look man, that Durham rodeo was anything but a frenzy. it was nicely spaced out and right next to Durhams central park, giving people more than enough room to hang out and eat and drink, something that Raleigh has yet to do

that was my point the entire time, something you might have realized had you been there

I am not sure we are disagreeing here

I guess I don't really like rodeo's and you aren't really going to change my opinion of that. I usually only want 1 or two types of food, so the small gatherings work for me. I am proud of durham, and happy you enjoyed your food truck rodeo there, but with the size of raleigh, and the way they have done them in the past, they are not enjoyable.

There's just not open space on Fayetteville for these things to work. If they set it up around Moore Square it would probably be better but the 4th of July party downtown was so overcrowded it was ridiculous.

I don't know but they definitely take a lot of pictures and it sure looks like supporting evidence. Back when that was Burger Hut there was a group of guys that would harass you for money too, but they might be more aggressive now with the traffic to Trophy. If it's this bad I would certainly hesitate to go there.

Can't tell if SeeClickFix is full of trolls or not. Every thread about "loiterers" has comments about making it illegal to loiter without a valid residential address, and comments about banning homelessness within Raleigh city limits.

I didn't see any homeless the one time I went to Trophy. Much more likely to see them on Glenwood South.

I lived in Cameron Court for 2 years and never had any problems.

I've been to Trophy 5 times in the past month or so and have seen zero homeless people

I'm also not afraid of homeless people

there is a shelter a block away, so i'm surprised you've never seen any homeless people there. just driving down Morgan I see homeless people.
