Logan's isn't, but most of "their" parking is. That's not going to be an attractive location for anyone, let alone a garden center, if it's surrounded by dorms.

Peace College blows, wish we could have the university leveled and have something of value replace it. Somebody should present a hostile bid to buy their campus and shut down that horrible university. I put Peace on par with all those sketchy online univerisities at this point. Preying on young people with ridiculously overpriced federally funded student loans. Bunch of a-holes

Those parcels are currently zoned Industrial and are in the Downtown Overlay District. "Student parking, activity fields and dorms" are inconsistent with the requirements of that overlay district (except perhaps the dorms if done in the right form). I don't see why the city would grant Peace a variance and Peace would have no grounds to sue them on.

That would indeed suck. Some great restaurants in there and, while not the best example of urban design, it's got great potential. Kicking the tenants out, leveling everything and putting in dorms and parking is not realization of that potential.

Logan Trading has been there one heck of a lot longer than the rest of that area, haven't they? Hopefully they would be able to stay even if Peace acquires the rest of it since they're on one edge of the property and probably not included in the bankruptcy.

Oh, and regarding the proposed capital square building--I like it, but it's already been built here in Richmond. Behold the Meadwestvaco headquarters:

Either it's the same architect/firm or someone is getting blatantly ripped off.

Seeing a lot of that these days. The Skyhouse Apartments developers have built (or plan to build) the exact same building in Austin, Orlando, Atlanta and Charlotte.

I don't know much about him, but in the council's prepared statement they essentially said that this guy couldn't handle the size/growth of the city going forward.

There are 100 acres of undeveloped lots in downtown Raleigh. That people who want an 11 story building blocked because it isn't tall enough infuriates me so much.

In all fairness, that lot is different than the other 100 acres due to its location.

but I would personally rather have that building now instead of a 100 story tower that would have no chance of being funded any time in my life.

I was totally for it until I found out about its exact location as well. Not that I'm against it now but I can totally understand where people are coming from. I think a 20-30 story is reasonable. At least something that adds to the skyline a little would be nice.

How many times do you look at the skyline every day versus how many times you look at the attractiveness/usefulness of street level?

As someone who lives downtown, I couldn't care less about the skyline.

I think its funny that they're referring to an 11 story building as "a tower".

Chavis Park Carousel opened last weekend.

^^That 11 story building is almost the same height as the original 15 story proposal. I would assume it will be one of the top 15 largest buildings in raleigh, so we might as well call it a tower....its all relative!

"It’s either feast or famine when it comes to the downtown Raleigh condominium market.

Just a couple of years ago, downtown Raleigh had a glut of available condo units among the 14 properties offering condos for sale.

The owners of one big condo project, The Hue on West Hargett Street, even converted the building’s units into rental apartments because there was so much competition.

But a report commissioned by Downtown Raleigh Alliance and released this week shows that the market has made a quick rebound and has only four months of inventory. That means the supply of available condo units would be gone in about four months if buying continues apace and if no new units were to come onto the market.

Market demand will most likely exceed supply in 2013, says Hillary Stokes, a local real estate broker who conducted the survey for DRA."

It's not taller than the tallest buildings of the day, therefor it's not large at all. Nice.

^I think I read that there are something like 30-40 units still available, with 5-6 being sold each month. There are no new condo projects under construction right now, so you would think it would take at least 2 years to plan, construct, and complete a new condo building. That means in 5-8 months, at the current pace, the demand will outstrip the supply.

Although, I personally know at least a few folks that own at West who would gladly sell/add their unit to the market if the prices came back. They just aren't willing to sell at a 75k loss.

so this is the black people carousel because the rich north Raleigh moms nannies are hogging the Pullen park carousel? Because white people aren't going to chavis park.

I wonder how many apartment projects would consider going condo if rental demand ends up considerably lower by the time they come online.

I'd like to brag that Raleigh is home to the smallest cathedral in the continental US.

Has anyone heard anything else about this?

"Well, I needed time to process my meeting that took place last friday. I met with the City Manager, Russell Allen, and it was a really good meeting. He's a real down-to-earth man and I appreciated his honesty. Very informative meeting. IT'S NOT THE CITY OF RALEIGH WHO WANTS TO DO AWAY WITH THE BUILDING WHERE CLYDE COOPER'S IS LOCATED!!!! Was never the City! And I believe if City Government really knew all we have gone through for the last 5+ years, they would be upset! Here is "the story". The developer WANTS the land and Tony Moore signed a 10 year contract holding him (Moore) to the sell of the building to the developer. Giving the developer 10 years to hold Moore in a contract! So, when the original deal fell through, it made our contract with Moore worthless, and we were out of the contract, however, Moore couldn't get out of the contract because the developer was too smart and bound him for 10 years. Moore, at one time PROMISED to sell us the building, but he couldn't, so that was BS. We have offered to buy the building from the developer, and they won't sell to us because they have a plan!!! We ask for him to sell us the building and we would GIVE them "air rights" to build around us,and although the developer did come back with plans to do that, they would not sell it to us, they were just going to build around us, WHICH was a JOKE. it was a "nice" gesture however, too many unfounded modifications would be done to the building, such as cut off the top level, move the building forward and shave some off the building on the left side, WHICH, by now, you too can see that was made to be totally unacceptable, needless to say, seemed nice, but made to where that definitely wouldn't work for Clyde Cooper's BBQ for a lot of reasons. We have begged, fought, worried, cried, prayed, and offered to hock our lives to save the building and make it a "historical landmark" and we lost! City of Raleigh does care about us but it's not up to them. The love of a dollar and the utter lack of care for preserving the building has made this deal. AND NOW WE ARE READY TO BUY A BUILDING, PAY THE BANK, AND LIVE WITHOUT THE THREAT OF SOMETHING LIKE THIS HAPPENING AGAIN. WE FOUGHT AND LOST.
HOWEVER, there is a little hope, we are into the 6th year of this BS, and if the developer doesn't get finances then the deal won't happen, but that's got to go on for 4 more years!
I just told you all the honest truth, this has been 5+ years of what seemed like hell in many ways, but it's up to God, and what he has planned. Have you all ever heard, "if you keep praying for the same thing, doesn't mean God's not listening, just means He has a better plan." Well, that's what we are counting on! Everyday so many people ask us if we are having to move and the answer is yes if the developer get financing, and living with the "threat" needs to go away, enough is enough!
It was time to let everyone know the true deal about this heart-breaking, stressful journey and this is it! If anyone has any questions, ask me! I want to THANK EVERYONE WHO SINCERELY CARES ABOUT CLYDE COOPER'S BARBECUE,Debbie Holt!"

The new cathedral is an important project, but just the same I'm glad Sacred Heart will remain an active church. It may not be as impressive as some of the larger, older downtown churches but it's a really nice building, inside and out.

All the cool shit (or in this case, potentially the bro-iest thing ever) is going over that way now it seems

This reminds me a little bit of something Paris does every summer: http://en.wikipedia.org/wiki/Paris-Plages

Detroit has something similar going in this summer too: http://www.deadlinedetroit.com/articles/4525/first_beach_appears_in_downtown_detroit_since_last_ice_ice
