I can't have it too cold or too hot or else it kills my yeast.

Now that that's out of the way, what temperature range are you meaning? How long does it need to remain in that range?

If you find an easy way, let me know. I usually have to go through dozens of batches of failed yeast to get one that doesn't die or inadequately activate.

I am thinking that I need to find the proper ratios of boiling water and cold water to mix them.

There's a lot of ways to warm it up, assuming you aren't using tap water. Some are just better than others.

It's a given that your hot water will cool - just maybe not as quickly as you'd like it to.

But what should I use to boil the water? Microwave? Stove? Oven? Coffee maker???

what is the yeast for? why don't you just use room temperature water to activate the yeast?

Add a certain mass of ice to a certain mass of boiling water and that should get you in the right area
