I sadly signed a lease with preiss in june. They're telling me that i'm supposed to pay full price for august, but they're not letting me move in until the 15th. Can I contest this? I sent an email about it, and requested a copy of my contract... I don't remember seeing that I had to pay $200 some-odd for not shit...

IIRC when I lived at University Woods (for two years 2004-2006), they charged me half a month's rent when I moved in in August of 2004

I know Campus Crossing aka, the shittiest apartment complex you could now and forever live at, charges for a full month in August then you don't have to pay the last month's rent. And I don't see how you can talk shit about Priess seeing as you didn't read the contract b4 signing.

i just moved into the Raleigh Apts and we had to pay full price even though we didnt get in until the 10th of July BUT August will be the pro-rated price of what July should have been. It makes no sense but yeah we paid $700 for part of July and then we'll pay $495 for the full month of August then back up to $700 regularly after that.

MOST places I have live always make you pay the full month regardless of when you move in. I've always been told you pay for the month ahead pretty much. But on your last day there (august 15, 2011) you won't have to pay anything.

Half months don't matter because they base their payments by month name.

With Preiss, they don't care how long you are in the location for, just have a set lease rate ie: $1,500. Regardless if you live there during an agreed upon time period of 6 months or 12 months, you still have to pay the $1,500. So your payment will still be 1500/6 or 1500/12.

I had the same thing happen with Preiss. Had to pay full rent for the first month and you don't get jack shit of that back. Still have to be out July 31 of the following year.

I'm moving in to University Village this August because it was one of the only Preiss properties I couldn't find anyone bitching about, and... I swear don't think I'm a fucking idiot but it sounds like I am... BlackDog said the place was good (he lives there). I realize now that he's totally drugged up and probably thinks the rats in his apartment are rainbow puppies OH GOD I'M DOOMED.











Also, about a month after I signed my lease, ApartmentRatings got their first reviews in for University Village.

2. If you did rent from them grow a pair and don't let them walk all over you.

This. I rented from Preiss (in one of their individual properties, not the college hamster housing) and wanted to start my lease in mid-July so I could move my stuff at my leisure without a rental truck. I was charged a full month's rent for July and the pro-rated July amount for August. Not sure why it worked that way--something about their accounting. You might want to ask if this is what's happening to you.

While I certainly wouldn't call Preiss a model of landlord virtue, and would watch them like a hawk, my experiences with them haven't been so bad. The only problem I had in three years in the apartment I rented from them was a difference of opinion on a maintenance issue in the bathroom (not involving plumbing or sewage). I had also lived in one of their properties at University Oaks while in school, but the guy who owned our unit specifically told us to direct all maintenance and requests through him and he'd call on our behalf. They listened much better when the owner called. The building was cheaply-built junk, but we lived there when it was brand new so not much had broken yet.

Boylen Company bought an apartment complex from Preiss a couple of years ago (at 1613 Gorman Street) and they were fantastic landlords over the two year period I was living in that complex. I only had one problem (a leaky dishwasher) and they sent out a maintenance guy that day to take care of it. My girlfriend lived down the hall and she had an awful mold problem end up spreading from behind her sink, and they sent out a couple of repair guys who fixed it up very nicely, even repainted when they were done. They are very open to suggestions about improvements to the grounds, easily approachable and easy to deal with, and they even let me slide on a late fee once because I totally forgot what day it was. I left earlier than July 31st this year, so they prorated my rent to $34 dollars for the month.

I would highly recommend them for anyone. and they're usually hurting to fill their apartments, so if you sign up for one you can start getting $100 for referring other people.

As somebody who lived on both the bottom floor and the top floor of a Univeristy Woods complex, I can say that the water pressure on the bottom floor was superb and the top floor was hardly anything at all

Priess company sucks balls.

I lived in Gorman Street Village.

The red headed step child of the Priess Company. If you think living anywhere else that is owned by the Priess company is bad don't even think about Gorman Street Village.
I lived in mold all year, and pretty much had a steady cough until I moved out.
My roommates and I all called several times to have them remove it and no one ever came to look at it.
One time I got locked out and they have a number to call during the day for them to help you get back in. I called, it took the guy FOREVER to come help me out and then when he got there he didn't even have the right key. He had to go back to the office, and they still didn't have the right key there.
He came back with a crowbar, probably around 4 hours after I initially called and right as he was about to pull the door frame off so I could get into my apartment my roommate finally got home and let me in.

quite exactly my situation...


also, I got them to let me move in on the 6th, rather than the 15th. I got the same "same rate for an 11.5 month lease, just spread over 12 months." Not to say I won, but I got a little of what I wanted.
