While I think the project could be good for the street
a) I think it's crap the university is taking such a hands off approach to the development when so much university money is invested into it. That's just asking for trouble.
b) It's bullcrap they're not being more transparent with the current tenants of that building. If I were Schoolkids, I'd at least want a timeline and some idea of what the retail space in the new building are going to be like so I could make a decision on whether to relocate now or stick it out.8/29/2011 9:04:44 AM |

Hillsborough Street is going to look a lot different in a few years with all the projects that are on the horizon. These changes should be interesting in shaping the Universities image and attracting future students to the area. The two closest drug stores to campus are Kerr Drugs in Mission Valley and CVS in Cameron Village. So, especially as more folks start to live on Hillsborough when the Valentine/Stanhope project becomes occupied, I think a drug store there will make sense. 8/30/2011 9:42:25 AM |

The next phase of Stanhope Center / Valentine Commons has been submitted. It includes 2 buildings along Hillsborough street, one at the corner of Hboro / Concord, the other at Hboro / Friendly. There is also an 1100 space parking deck behind it screened on three sides by a 7-story, 126 unit apartment complex (248 bedrooms total.)
The design of the deck and the 7-story apartments surrounding it is included in the PDF linked below, but the design of the buildings along Hillsborough Street is not really clear (yet.) What is clear about the buildings facing Hillsborough street is that the buildings themselves will be built up to the sidewalks on Hillsborough, but there will be a parking lot between them, facing Hillsborough Street, occupying about 1/4 of the length of the block. There will also be a drive-through in back. Evidently both the drive through and parking lot were insisted upon by Kerr Drug (though I notice they didn't insist upon drive-throughs or parking lots at their store at East 54 in Chapel Hill.)
It's not as bad as it could be, however, since (1) there won't be any driveways from the parking lot to Hillsborough Street; it will be accessed by an alleyway from behind, and (2) the deck has a surplus of parking spaces above and beyond what is required by zoning, so if they ever wanted to build a third building where the parking lot is currently depicted, they could do so with relative ease.

^^^ That rendering looks a lot like the newer YMCA on Hillsborough. It also looks somewhat similar to the building right beside it on Friendly. Theres nothing wrong with uniformity in architecture along Hillsborough St. IMO.

In some regards it does look centennial-ish. I'm kind of intrigued by the large glass area on the left side of the building though. It's expensive, quality is hit or miss, and they've suffered a lot from bad decisions on when to open and how to stay open.

If they can tough it out until the construction behind/around them is finished and move back into the new building, they'll be golden. The question is where they'll move to in the meantime, as the building they're in will be demolished at some point.
I think it would be really cool if they could move into and rehab the old Nehi bottling plant (the cream-colored brick building with the black entranceway to the left of the Wilmont). That building has been empty ever since I came to Raleigh (1998) and probably a lot longer than that. Someone needs to save it before all of the black bakelite tiles fall off the entranceway.

I know Jim Goodnight was involved with Lulu (I think his wife runs the company) and, looking at tax records, It was sold from NC Equipment Company to Rose Mary Development holdings, the current owner, in 2007.
