I sadly signed a lease with preiss in june. They're telling me that i'm supposed to pay full price for august, but they're not letting me move in until the 15th. Can I contest this? I sent an email about it, and requested a copy of my contract... I don't remember seeing that I had to pay $200 some-odd for not shit...

IIRC when I lived at University Woods (for two years 2004-2006), they charged me half a month's rent when I moved in in August of 2004

So what you're saying is you signed a contract without reading it? Tsk tsk. I never sign anything without my lawyer present.

I know Campus Crossing aka, the shittiest apartment complex you could now and forever live at, charges for a full month in August then you don't have to pay the last month's rent. And I don't see how you can talk shit about Priess seeing as you didn't read the contract b4 signing.

They come into the apartments and night and poop in your toilet and just leave it there.

Also, just go to the leasing office and yell at them. The little college failures that run the place are easily badgered.

"when my internet jack died. I asked them to fix it. They said they weren't responsible for that and to call the ISP. So, I did that. Made the mistake of calling the Customer Support number and ended up talking to some guy I could barely understand about how to do ipconfig and iprelease. After banging my head on the wall from talking to that guy, I found a number a little higher up the chain of command, called and got a repair guy to come fix it.

He told me my ethernet jack was broken on my laptop and that's why I couldn't get online. I had to practically twist his arm to get him to check the freakin' wall jack. He finally did and said "Oh....looks like your jack is dead." I swear, if ppl just listened to me in the first place things would've gone so much smoother! Well, when the repair man finished fixing my jack, he said "Yeah, equipment out here gets fried often because these apartments aren't grounded well and the Preiss company refuses to fix the issue. So whenever there's a storm, something goes down."

Also, the ISP hyperlink internet is certainly pitiful as far as bandwidth, but they also monitor your connection for torrent traffic and will cut off your internet service due to "malicious content on your connection" if they sense it.

"First the most disgusting. There are rats in our apartment. My roommate and I are very clean, so to see rats in apartment is appalling. We told them about this in the beginning of June and it took them almost until August to come check it out. It is febuarary and we still have them. They put down some glue traps and caught three with three glue traps, but doesn't that signal you might need an exterminator and not just glue traps. After about a week of catching rats they said they would come back and exterminate and they never did.

We have light switches that do not work. When we complained, the maintenance man called us back and asked if we unscrewed it and checked such and such wires. I mean come on. I pay rent here and maintenance is included. If I am going to be expected to do my own maintenance I should get a discount. I mean I did not go to state to get my maintenance degree.

My roommates ceiling started to leak because the upstairs bathroom began to leak and messed up his ceiling and bathroom real bad. This happened in Aug. and they did not come to fix it until almost Jan.

They also have called me on several occasions with an attitude about overdue charges, but every time I have to remind them either I already paid or have to dig up my money order for proof of payment since they can not afford to give me a receipt. It would not be so bad if they did not have such an attitude when they called."

I've never had a problem, there's one girl there though that always acts like she has a pole up her butt but that's more of a personality problem, not really a management problem that would actually affect you."

Quote :
"Yes... I'd third all of that. The company itself is EXTREMELY disorganized. Let me say that again... EXTREMELY DISORGANIZED So, that being said... make sure that you check over everything yourself and know that you have your end of everything covered completely. I looked at Preiss company apartments, and although I am currently living in one of their complexes, I went the private owner route because I was very unimpressed with the way they handled showing us locations for rent. Also, I called in reference to a few of the houses that they have for rent in the area just about a month ago... they were not helpful at all. They knew nothing about the properties that they had for rent and refused to answer any of my specific questions. They directed me to their website which I had already perused and which did not have the answer to my question. Hope this helps and that your experience with them will be better than mine!

Oh yeah... I forgot to mention... we had an issue that was very specific to our situation and we had to get special directions from Preiss company to figure out how to handle it. Needless to say, it took weeks for us to actually get through all the levels of management and find a solution, which wasn't really a solution at all. Haha... but in between talking to all the different people, someone got confused... and they had something installed that doesn't make any sense whatsoever (just because they didn't understand the issue at hand). Anyway, just one of my many personal examples of them being hard to deal with."

i just moved into the Raleigh Apts and we had to pay full price even though we didnt get in until the 10th of July BUT August will be the pro-rated price of what July should have been. It makes no sense but yeah we paid $700 for part of July and then we'll pay $495 for the full month of August then back up to $700 regularly after that.

So, you knew this was a bad idea before even signing with the company? Nobody feels bad for you. Let this be a lesson to you young people of the tww community. As if a quick search of the internets wouldn't have told you this same information.

MOST places I have live always make you pay the full month regardless of when you move in. I've always been told you pay for the month ahead pretty much. But on your last day there (august 15, 2011) you won't have to pay anything.

Half months don't matter because they base their payments by month name.

With Preiss, they don't care how long you are in the location for, just have a set lease rate ie: $1,500. Regardless if you live there during an agreed upon time period of 6 months or 12 months, you still have to pay the $1,500. So your payment will still be 1500/6 or 1500/12.

This.

I'm moving in to University Village this August because it was one of the only Preiss properties I couldn't find anyone bitching about, and... I swear don't think I'm a fucking idiot but it sounds like I am... BlackDog said the place was good (he lives there). I realize now that he's totally drugged up and probably thinks the rats in his apartment are rainbow puppies OH GOD I'M DOOMED.

Also, about a month after I signed my lease, ApartmentRatings got their first reviews in for University Village.

WTH is wrong with you people?
1. Don't rent from Preiss.
2. If you did rent from them grow a pair and don't let them walk all over you.

This. I rented from Preiss (in one of their individual properties, not the college hamster housing) and wanted to start my lease in mid-July so I could move my stuff at my leisure without a rental truck. I was charged a full month's rent for July and the pro-rated July amount for August. Not sure why it worked that way--something about their accounting. You might want to ask if this is what's happening to you.

While I certainly wouldn't call Preiss a model of landlord virtue, and would watch them like a hawk, my experiences with them haven't been so bad. The only problem I had in three years in the apartment I rented from them was a difference of opinion on a maintenance issue in the bathroom (not involving plumbing or sewage). I had also lived in one of their properties at University Oaks while in school, but the guy who owned our unit specifically told us to direct all maintenance and requests through him and he'd call on our behalf. They listened much better when the owner called. The building was cheaply-built junk, but we lived there when it was brand new so not much had broken yet.

Boylen Company bought an apartment complex from Preiss a couple of years ago (at 1613 Gorman Street) and they were fantastic landlords over the two year period I was living in that complex. I only had one problem (a leaky dishwasher) and they sent out a maintenance guy that day to take care of it. My girlfriend lived down the hall and she had an awful mold problem end up spreading from behind her sink, and they sent out a couple of repair guys who fixed it up very nicely, even repainted when they were done. They are very open to suggestions about improvements to the grounds, easily approachable and easy to deal with, and they even let me slide on a late fee once because I totally forgot what day it was. I left earlier than July 31st this year, so they prorated my rent to $34 dollars for the month.

I would highly recommend them for anyone. and they're usually hurting to fill their apartments, so if you sign up for one you can start getting $100 for referring other people.

Priess company sucks balls.

I lived in Gorman Street Village.

The red headed step child of the Priess Company. If you think living anywhere else that is owned by the Priess company is bad don't even think about Gorman Street Village.
I lived in mold all year, and pretty much had a steady cough until I moved out.
My roommates and I all called several times to have them remove it and no one ever came to look at it.
One time I got locked out and they have a number to call during the day for them to help you get back in. I called, it took the guy FOREVER to come help me out and then when he got there he didn't even have the right key. He had to go back to the office, and they still didn't have the right key there.
He came back with a crowbar, probably around 4 hours after I initially called and right as he was about to pull the door frame off so I could get into my apartment my roommate finally got home and let me in.

Thank goodness we are technically living in a privately owned apartment.. he just lets the Preiss Co manage it for now... but they control my deposits :\

also, I got them to let me move in on the 6th, rather than the 15th. I got the same "same rate for an 11.5 month lease, just spread over 12 months." Not to say I won, but I got a little of what I wanted.
